Site work for a mixed-use development in Fort Worth, Texas. Completed plans call for site work for a clubhouse / community center; multi-residential development; and retail development.
*Construction is scheduled to begin in June 2022. Hughes House will be a 9% Low Income Housing Tax Credit (LIHTC) development on three city blocks composed of 1-, 2-, 3-, and 4-bedroom apartments. The new community will consist of eleven (11) buildings, including two (2) elevator-accessed mixed-use buildings with approximately 24,000 SF of ground floor commercial space along Rosedale and Amanda. The commercial area may be divided between community space, space for partners and social service providers, and retail space. Hughes House will also include garden apartments and townhouses farther south along Amanda, with buildings transitioning to lower density and scale development moving south towards the existing neighborhood. Hughes House will feature amenities to serve all residents of the new community, including the property management office, furnished fitness space, a clubhouse, children’s playscapes, a gazebo, a fully enclosed dog park, and a swimming pool. This development will require improvements to the adjacent streets. Those improvements (Public Improvements) will include, but are not limited to, construction of new sanitary sewers, water main, fire hydrants, storm sewers, undergrounding of all dry utilities (electric, telecommunication and cable services), the abutting curb and gutters, sidewalks, accessible ramps, streetlights, and landscaping. Permanent and construction financing for the development comes from a combination of private debt and LIHTC equity, as well as local funds, and CNI funds from the U.S. Department of Housing and Urban Development (HUD). Hughes House will be built and certified as both an Enterprise Green Community and ENERGY STAR MFNC.
