Demolition and site work for a multi-residential development in Aston, Pennsylvania. Completed plans call for the demolition of a multi-residential development; and for site work for a multi-residential development.
PROJECT NO. ASTWX 00010 CLARIFICATION DEADLINE 2/3/2022 4:00 PM Each bid must be accompanied by a certified check or bid bond payable to the Owner in an amount of not less than ten percent (10%) of the bid or bids. Only bonds from companies licensed to do business in the State where the Owner is located will be accepted and the bond shall so state same. This project includes the demolition of an existing dwelling and the establishment of lawn area. The dwelling is a twin dwelling with one occupied side to remain. Bids must be submitted unconditionally. No bidder may withdraw bid within SIXTY (60) days after the scheduled closing time for receipt of bids. The Owner reserves the right to waive any informalities, or to reject any or all bids. Each Contractor shall furnish a surety bond in an amount to 100 percent of the contract for faithful PERFORMANCE; a separate surety bond in an amount equal to 100 percent of the contract for the payment of LABOR and MATERIALS; and a separate MAINTENANCE bond in an amount equal to 25% of the total contract price up to $200,000; plus 10% above $200,000. The PERFORMANCE AND LABOR AND MATERIALS bonds are to continue in effect for a period of one (1) year after final payment. The project involves the demolition of the property located at 110 Ellston Road in Aston, PA. The property is a 2-story wood framed structure with timber wall, floor joist, and roof rafter framing. The construction is assumed based on the age and type of structure. The structure has a basement constructed with concrete slab on grade (assumed) and stone rubble foundation walls. The property to be demolished is deteriorated and in a state of partial collapse. The property is part of a semi-detached residential structure (duplex) separated by a brick masonry party wall (assumed). The adjacent attached property at 108 Ellston Road is occupied. After the demolition of the property, the existing party wall is to be stabilized and laterally supported to the remaining as part of the adjacent structure and made weather tight. The property basement will be infilled with controlled low strength material (CLSM) in 2-foot lifts to avoid excessively surcharging the basement party wall below the first floor. The contractor will be responsible for all enabling work, repairing any damage caused to the adjacent property during demolition, and additional work to conform with Chapter 33 Safeguards During Construction of the 2015 International Building Code.
