Renovation of a mixed-use development in Warrenton, Virginia. Completed plans call for the renovation of a 10,661-square-foot fitness / recreation center; and swimming pool.
The awarded company is Millennium Pools and Spas, LLC with a contract amount of $122,111.60. The start date has yet to be determined. Specifications for Both Leisure Pool (4,410 sq. ft.) & Competition Pool (6,251 sq. ft.): Apply an approximate 1/2" plaster base to competition and leisure pools' surfaces in accordance with industry standards. In accord with the specifications set forth herein, perform said work at a cost based upon the following: Surface preparation and plastering (hand troweled plaster) Installation of Multicoat Scratch Kote to entire surface of pools prior to plastering. Installation of Underwater Light Adaptor rings to allow for proper, secure installation of the underwater pool lights. Acid clean pool with full strength muriatic acid, neutralizing the acid before discharging to waste. Cleanse pool after acid bath. Chip surface around inlet fittings, drains, underwater lights, and any other internal fixtures within the basin of the pools. Such chipping shall taper out four inches (4") from fittings or fixtures starting at a 1/2" depth at the fitting or fixture to a zero depth 4" out. Sound out by tapping any existing delaminated or poorly bonded pool plaster. Chip out up to 50 sq. ft. of pool surface plaster where the integrity of bond between the existing plaster and its preexisting base has been breached. Additional chipping required beyond this stated amount shall be billed at a rate of $9.00 per sq. ft. Additional chipping costs over $750.00 will require prior written authorization of the OWNER. At its own expense, replace any grates, drains, or other fixtures if damaged by its workers. Plaster swimming pool(s) to a smooth continuous finish [Main Pool - 6,251 sq. ft.; Leisure Pool - 4,410 sq. ft. swimming pool surface area.]. Type I Portland White Cement and a marble dust aggregate shall be used in the plaster mixture, as well as acrylic bonding agents and admixture to improve the cohesiveness and strength of the cement/plaster application. Perform prep work and any tiling work. Plastering work shall be performed by journeyman level masons, said masons being journeymen or master masons with at least ten years of experience. Installation of underwater light adapter rings to light niches to allow for proper, secure installation of underwater lights. This will require pulling the underwater lights out of the conduit and pulling them back through once the rings are IFB 22-005 Page 5 installed. Each niche will then be plugged with butyl tape to prevent waterloss. [Main pool- 6 lights; Leisure pool- 6 lights] Installation of Multicoat Scratch Kote to entire swimming pool surface prior to whitecoating. MULTICOAT Scratch Kote is a super bonding latex modified cementitious coating which forms a hard rough-textured base coat, securely bonding to a properly prepared pool, spa or pond substrate. MULTICOAT Scratch Kote provides an ideal surface to which new pool plaster will firmly bond by both mechanical and chemical means. At the time of application, a slurry coat with an industrial bonding agent will be applied to aid in the bonding of the whitecoat (plaster) finish. The whitecoat finish will be hand troweled to a smooth finish. The pool will be refilled immediately with the facility's fresh water after application of the plaster finish. The pool water shall be properly operated and balanced by the bidder with OWNER's chemicals at this time. Water balancing and chemical adjustments shall include, as necessary, the following: Adding a sequestering/chelating agent (e.g., Sequa-sol) to prevent minerals or metals from staining the newly plastered pool basin. Maintaining the following water balance levels1: o pH 7.4 - 7.6 o Total alkalinity 80 - 100 ppm o Calcium hardness 150 - 250 ppm These values should be specific to less than +1 or -1 as determined by the Langlier index. OWNER shall be responsible for all water balancing and necessary chemical adjustments after this initial water balancing. Attempt to remove resultant plaster dust from the pool which is associated with the new plaster. The pool finish will be periodically nylon brushed or vacuumed to accomplish this task. Any vacuuming of the pool shall be accomplished with a vacuum head designed for vinyl liner pools to preclude wheel marks from marring the newly plastered surface. Any additional work required or desired will be in addition to this contract and will be billed at time and materials basis. The OWNER must specifically approve and authorize all such additional work not specifically pre-authorized within this contract. Remove all its construction debris from site. Specifications Specific to Leisure Pool Only: Whitecoat replacement for the leisure pool is to be completed as soon as possible. Remove existing rubber surface at play area of beach entry to shell of pool. Rubber surface to be replaced with white plaster. The due date for submitting questions related to this IFB will be Thursday, February 3, 2022 at 4:30 pm. Any questions submitted on or before Thursday, February 3, 2022 at 4:30 pm will be answered and uploaded to the Town's website. It is the responsibility of the Bidder to check the Town's website prior to the due date for any issue Addenda and to submit with their proposal any and all Addenda acknowledgments signed by an individual authorized to sign on behalf of their organization
