For the City of Richmond Shimada Park Restroom Building Reconstruction Project The Richmond Shimada Park Restroom Building was constructed in approximately 1993 at the Shimada Friendship Park located at the intersection of Marina Bay Parkway and Peninsula Drive in Richmond, California. The restroom building is approximately 1,070 gross square feet. There are four rooms within the building including an accessible men's multi-accommodation restroom, an accessible women's multi-accommodation restroom, a janitor's room, and a large maintenance storage room. Since initial construction, the restroom building has not had any renovation work performed. At some point, an outdoor enclosed court at the rear of the building housing an emergency generator was added to the building footprint. Since original construction, the building has been experiencing water intrusion due to the failure of four internal roof drains. This ongoing water intrusion has caused significant damage to key structural elements of the building. The scope of work required is to repair and reconstruct the damaged portions of the restroom building roof assembly using similar building materials and finishes as originally constructed. No building addition or change in building square footage is considered or included in the scope of work. Roof assembly reconstruction shall require the replacement of structural beams, tongue and groove wood decking, standing seam metal roof, and other building features related to the existing roof assembly. In addition to this reconstruction, other building improvements are included in the scope of work including exterior and interior wall finishes, floor and ceiling finishes, interior restroom accessories, security improvements, signage, and electrical light fixture replacement. Some of these improvements are intended to make the two restrooms compliant with current accessibility standards.
