Renovation of a military facility in San Francisco, California. Completed plans call for the renovation of a military facility.

SCOPE OF WORK: Provide all labor, materials, and equipment necessary to repair building exterior at Quarters A including: replacement of windows and doors at Main House, Living Room Addition, Breakfast Room Addition and Steward Cottage; dryrot repair and repaint all exterior wood surfaces including, but not limited to, soffits, fascia, rafters, columns, brackets, shingle siding, trim, window and door frames, trim, sills and headers. The scope of work includes the following: A. Quarters A (BASE BID): 1) Exterior Windows (a) Single Hung Windows at Main House and Steward Cottage - Remove existing single hung window sashes and plastic jambs and replace with new insulated glass exterior aluminum clad wood single hung window sash inserts to match historic profiles as indicated. Window accessories to include; half screens, tilt sashes for easy cleaning and marine bronze hardware. Existing wood trim and sills to remain. Repair dry rot as required and re-paint existing wood frames, sills and trim. Remove existing full length outer window screens and mounting clips. Patch holes and touch up paint. (b) Awning Windows at Living Room and Breakfast Room Additions - Remove existing awning window wood sashes and replace with new insulated glass painted wood awning window sashes only to match historic profiles as indicated. Accessories to include; new screens, weather stripping and marine bronze hardware. Re-use existing push open hardware. Repair dry rot and re-paint existing wood frames, sills, headers and posts (c) Large Fixed Glass Picture Windows at Living Room and Breakfast Room Additions - Remove existing glazing and re-glaze with insulated tempered glassarchitectural units as indicated. Replace existing wood stops to match historic profiles as indicated. Repair dry rot and re-paint existing wood frames, stops, sills and millwork on exterior and interior. d) Fixed Glass Windows at Main House, Breakfast Room, and Steward Cottage - Remove existing fixed glass window sashes and replace with new insulated glass aluminum clad wood fixed glass window sash inserts to match historic profiles as indicated. Repair dry rot as required and re-paint wood frames, sills and trim. (e) Fixed Glass Sidelights and Transoms at Main House Entry Doors - Remove existing single pane glass sidelights and transom sashes and replace with new insulated glass aluminum clad wood sashes only to match historic profiles as indicated. Repair dry rot as required and re-paint existing wood frames, sills and trim. (f) Casement Window at Breakfast Room - Remove existing casement window and replace with new insulated glass aluminum clad wood casement window insert to match historic profile as indicated. Accessories to include; new retractable screen, weather stripping and marine bronze hardware. Repair dry rot as required and re-paint existing wood frames, sill and trim. 2) Exterior Doors (a) Main House South Entry Door #1 - Remove existing wood door including; hinges, weather-stripping, sweeps, threshold, strike, door stops and accessories. Replace with new exterior aluminum clad solid wood panel door with insulating glass to match historic profile as indicated. Provide new marine bronze threshold, hinges, strike, sweep and door fittings with stainless steel core components including new weather stripping and accessories as indicated. Existing wood trim to remain. Repair dry rot millwork as required and re-paint wood frames, sill and trim. (b) Living Room French Doors #2 - Remove existing French doors including; hinges, weather stripping, sweeps, threshold, strike, door stops and accessories. Replace with new exterior aluminum clad solid wood French doors with insulated glass 3) General Exterior Painting and Repair (a) Inspect condition of all exterior wood surfaces for dryrot including, but not limited to, siding, soffits, fascia, rafters, columns, brackets, corner boards, trim, window and door frames, sills and millwork. Roofing not included under this Contract. (b) Remove dry rot and repair with epoxy and/or replace wood shingle siding, lap siding and trim to match original sizes as required. See UNIT PRICING below. (c) Re-caulk exterior construction joints in accordance with Section 07 90 00--SEALANTS. (d) Prepare and paint Quarters A building exterior including: wood shingle siding, wood lap siding, trim, soffits, brackets, fascia, doors and windows (see below), concrete foundations. Encapsulate existing lead-containing paint where present. See Appendix - LEAD-BASED PAINT SURVEY REPORT. (e) Prepare and paint ferrous ladders, pipes, panel boxes, conduits, flashing, gutters, downspouts and vents as indicated. B. UNIT PRICE WORK: Replacement of damaged wood shingles and trim over the amount indicated shall be executed per the Contracting Officer's authorization based on the unit price as indicated in the solicitation. 1) Assume 100 sf wood shingle replacement per Quarters A in BASE BID. Provide separate unit price for additional 100 sf replacement. 2) Assume 50 lf wood lap siding replacement per Quarters A in BASE BID. Provide separate unit price for additional 100 sf replacement. 3) Assume 50 lf of 1x wood trim replacement per Quarters A in BASE BID. Provide separate unit price for additional 50 lf 1x wood trim replacement. 4) Assume 10 sf of Epoxy Consolidation repair at exterior wood in BASE BID. Provide separate unit price for additional 10 sf epoxy consolidation repair. 1.02 LOCATION: Project site is located on Yerba Buena Island in San Francisco, CA A. STAGING: All new windows and doors to be delivered and stored on-site prior to removing existing windows and doors. Coordinate staging area with COR. Contractor to stage the installation to minimize disturbance of tenants and normal facility operations. Interior access to the Quarters to be coordinated in advance with CS1 Kendra Garza, Special Command Aide, (415-399-3572). 1.03
