Renovation of a mixed-use development in Grand Rapids, Michigan. Completed plans call for the renovation of a educational facility.

As of April 6, 2022, the project was awarded to the following bidders: * Maintenance project was awarded to Modern Roofing - $261,000 * Roofing project was awarded to Van Doorn Roofing - $76,175 For a total awarded amount of $337,175. 2022 KCTC(Kent Career Technical Center) / Maintenance Building Roof Replacement Kent Intermediate School District (Kent ISD) is seeking proposals utilizing the OMNIA purchasing cooperative for Kent Career Technical Center (KCTC) and the Maintenance Building (MAINT) per specifications. Specifications are to be considered as minimums, and the general conditions, as listed, must be adhered to. Kent ISD will not consider or accept a bid received after the date and time specified for bid submission. Bids will be opened publicly immediately following the close of receiving bids. A Bid Security by a qualified surety authorized to do business in the state where the Project is located and in the amount of five percent (5%) of the Base Bid shall accompany each proposal. The Bid Security may be in the form of a Bid Bond, Cashier's Check, or Money Order. Personal checks are NOT acceptable. Bid may not be withdrawn for a period of sixty (60) days after the bid date. Successful Bidders may be required to furnish Surety Bonds as stated in the Project Specifications. A. The Work of Project is defined by the Contract Documents and consists of the following: 1. Roof Area #1 KCTC - Section 32: a. Area of Roof(s): estimated 15,000 sq. ft. b. Description of Work: Restoration roofing specified in Division 07 Section 075600.13 Fluid-Applied Membrane Roofing, Insulated (AlphaGuard) 1) Complete roof diagnostic moisture survey to identify existing wet/defective insulation prior to start of project and provide to owner. 2) Remove existing wet/defective roof system components down to the structural metal deck and replace with like materials to match existing. 3) Clean roof using specified RoofTec cleaning service. 4) Apply Alphaguard WB Primer and allow to cure prior base coat application. 5) Apply Alphaguard BIO base coat at rate of 3.0 gallons per 100 sqft and fully embed Permafab polyester reinforcement. 6) Apply Alphaguard BIO top coat (white) at rate of 2.0 gallons per 100 sqft. 7) Provide 20-year manufacturer's warranty with proactive inspections at years 2, 5, 10, & 15. 2. Roof Area #2 MAINT - Sections 21-23: a. Area of Roof(s): estimated 17,950 sq. ft. b. Description of Work: Restoration roofing specified in Division 07 Section 075600.13 Fluid-Applied Membrane Roofing, Insulated (AlphaGuard) 1) Roof Sections 21 & 23 - approximately 4,450 sqft. 2) Complete roof diagnostic moisture survey to identify existing wet/defective insulation prior to start of project and provide to owner. 3) Remove existing wet/defective roof system components down to the structural metal deck and replace with like materials to match existing. 4) Clean roof using specified RoofTec cleaning service. 5) Apply Alphaguard WB Primer and allow to cure prior base coat application. 6) Apply Alphaguard BIO base coat at rate of 3.0 gallons per 100 sqft and fully embed Permafab polyester reinforcement. 7) Apply Alphaguard BIO top coat (white) at rate of 2.0 gallons per 100 sqft. 8) Provide 20-year manufacturer's warranty with proactive inspections at years 2, 5, 10, & 15. c. Description of Work: Restoration roofing specified in Division 07 Section 075416 Ketone Ethylene Esther (KEE) Roofing 1) Roof Section 22 - approximately 13,500 sqft 2) Remove existing roof system components down to the structural metal deck. 3) Mechanically fasten new R-30 tapered polyisocyanurate insulation course. 4) Install 1/4 " thickness DensDeck Primer gypsum cover board using low rise foam insulation adhesive. 5) Install new 60 mil TremPly KEE FB membrane using POWERply Endure BIO urethane membrane adhesive. 6) Install related flashings and metal details as required to meet manufacturer's warranty requirements. 7) Provide 30-year manufacturer's warranty with proactive inspections at years 2, 5, 10, 15, 20, & 25. Bid Result. KCTC:Van Doorn Roofing $76,175.00 MAINT:Modern Roofing Inc. $261,000.00
