Demolition, site work and new construction of a mixed-use development in St George, Utah. Completed plans call for the construction of a 9,130-square-foot pre-engineered storage facility; 2,800-square-foot office development; and for the demolition of a pre-engineered storage facility.
As of 4/20/22 this project has not been awarded. A timeline for award has not yet been established. The City of St. George is seeking Statements of Qualifications (SOQ) from qualified General Contractors for the construction of a new pre-engineered metal building with interior built-out office area located at 845 Red Hills Parkway, St. George, Utah. The City intends to select 3 - 4 general contractors from the submitted SOQ's who will then be asked to submit competitive sealed price proposals. The project will involve demolition of part of an existing building and construction of a new preengineered metal building of 11,930 sf. The majority of the interior will serve as an open warehouse for storage, however, a 2,800 sf office area is to be constructed (wood framing) within the pre-engineered metal building with an open storage mezzanine above. The office area is to have 2 restrooms, a locker room, utility room, break room, conference room, 4 offices and an open cubicle area. The warehouse will have 3 garage doors. The office area is to be fully conditioned (heated and cooled). The warehouse will be heated with gas fired units. Both the warehouse and office area are to be fire sprinklered. The warehouse slab will have floor drains, but will not be sloped. Site work involves new utilities to the new building, minor grading & paving for parking, and minimal landscaping which includes the construction of a new CMU wall and gate at the south side of the site. The existing building at the street will remain in operation during this Project's construction duration. The impact of Disruptive Construction Activities and required Utility Interruptions to this existing building must be minimized and coordinated with the City. The City property parking lot immediately to the east can be used for staging Design and Construction Documents are being prepared by JRCA Architects. It is anticipated documents will be available for bidding between February 24, 2022 - March 04, 2022. Construction is scheduled to begin approximately April 11, 2022 with substantial completion scheduled for approximately September 30, 2022.
