The Board of Education School District No. 71 (Comox Valley)(SD71) wishes to retain the services of a qualified Construction Management firm to work with SD71, its Architect and sub-consultants, on the development of a new Childcare Centre on Egremont Road in the Village of Cumberland. The Cumberland Childcare Centre is a new facility that will be constructed on the site owned by SD71 and shared with Cumberland Community Elementary School. The elementary school will remain in full operation during the construction of the childcare building. The Construction Manager will be required to provide a safe, secure school environment for students, staff, and the general public during all construction activity. The current project schedule has construction activities starting in the spring of 2022 and completing approximately a year later. The new facility is to be occupied and ready to accept occupants for the start of the 2023/2024 school year. The project scope includes the modular construction of a new 642 m2 building neighbouring Cumberland Community Elementary School. The school will be occupied throughout the new construction program. The current project schedule has construction activities starting in the spring of 2022 and completing approximately a year later. The new facility is to be occupied and ready to accept occupants for the start of the 2023/2024 school year. The Cumberland Childcare design will be based on a wood frame modular construction approach that can be either factory-built, or site-built depending on factory availability and market conditions at the time of tendering. The foundation system will be either concrete strip footings and pony walls or poured in place concrete foundation walls and footings dependant on the project approach. These project deliverables and approach will be reviewed and confirmed with the successful CM once they are engaged and form part of the project team.
