Renovation of an educational facility in Sebring, Florida. Completed plans call for the renovation of a educational facility.
The SBHC is seeking bid proposals from qualified, licensed and responsible contractors who will be able to furnish all material, labor and equipment to reroof building 7 at Fred Wild Elementary School in Sebring, Florida as specified in these RFBP documents. Vendors must be appropriately licensed to do business in the State of Florida and must be in the business of commercial roofing as detailed within these specifications. Scope of Work: - Demo existing roof membrane. Demo of the existing roof will not include the asbestos transite panels that make up the exposed surface on all the building overhangs and covered walks. The School Board will contract with others to have the transite removed and disposed of prior to roof work under this contract beginning. The contractor will still be responsible for the removal of any steel supports that make up the structure for the covered walk and overhangs. - Remove sufficient brick that makes up the old boiler chimney exhaust to get the structure below the current roof plain. Provide a steel plate, of sufficient thickness (obtain owner approval for desired thickness) and dimension to bridge opening created by chimney and have it fully be supported on existing roof trusses. - Following the abatement, all the metal bulb tee's and associated fascia along the covered walk(south side) shall be completely removed. Removal may need to occur as the new cellular panels are being installed to ensure the existing spacing remains consistent. The smaller overhangs on the ends(east and west) shall be removed in their entirety, including all fascia and bridging pieces between the building edge and current fascia. The overhang along the back(north) side of the building shall remain in its entirety. Any rust along the angle shall be wire brushed and properly primed. With the end overhangs being removed in their entirety, the contractor shall install no less than a 2" x 2" x 1/4 " angle to support the flying piece of cellular deck in both the NE and NW corners. The angle shall bridge between the remaining angle along the north and the building corner. Weld end cap to angle on building side to allow anchorage with no less than two 1/2 " x 4 1/8" sleeve anchor. Final detail to be approved by owner. - A new 3 x 5 x 1/4 " metal angle shall be installed along the upper edge of the concrete bond beam running full length of the south side of the building. Installation of this angle shall be per details included on sheet S2.00, provided by Wilson Girgenti Engineering. The abandoned vent screens shall be removed or depressed along the entire south side to allow the 3x5 angle to be directly attached to the building surface. - Any rust on the top surfaces of any remaining metal shall be wired brushed and properly primed before being covered with new roofing material. - New type "N-cellular" 3" -16/16 galvanized metal decking shall be reinstalled along the north and south overhangs. The south side shall have panels bridging from the newly installed 3x5 angle over to the south side C-channel, recreating the covered walk. Length shall be sufficient to create an 18" south side overhang beyond the existing C-channel. The north side shall have the panels run perpendicular to the existing bar joist extensions. Panels shall be spaced or cut to have all seams fall over bar joists. Panels shall be mechanically fastened with #12 x 1 1/4 " self-drilling screws at 4" o.c., again per references made on sheet S2.00. This shall occur along both the newly installed 3x5 building angle, the existing C-channel and the panels running perpendicular to the north side bar joists. All screws along the south side shall be installed from the bottom, where only the head will remain showing. Screws may be installed through the upper deck along the north side at 6" o.c., buit utilizing #12- 1 1/2 " self-drilling screws. - New pressure treated 2x4's shall be run around the entire perimeter. Fasten the 2x with 1/4 " x 3" self-drilling screws at 12" O.C. staggered. Contractor shall ensure that no anchors for the 2x6's penetrate the bottom pan of the cellular deck. - After removal of the existing roofing membranes, contractor shall install a Firestone membrane system, or approved equal, including the BaseGard SA, APP 160 torch applied membrane and the Firestone APP 180 FR Torch cap sheet.(Florida Product Approval FL#984-R13 G14 & SC121). - Prior to the installation of a 1.5"(R-8.5) isocyanurate roof insulation board with 1/4 " Securock coverboard, if any lightweight roofing is in question of its integrity, the contractor shall notify the School Board to determine a path of correction. Add any additional insulation to the area over the south covered walk that will allow the top roof surface to dimensionally match up with the height of the remaining roof making a consistent pitch from north to south. - All flashings and drip edge material shall be Kynar finished, 24 ga. shop fabricated metal. Drip edge to remain dimensionally consistent around the entire building perimeter. Height shall be determined based on the necessary coverage of the north side steel fascia that is scheduled to remain. Colors to be approved by Owner. Contractor to determine minimal height of drip for the east and west ends to fully cover top of wall along with the installation of a continuous cleat to be installed to lock in final drip flashing metal. 22 ga.cleats are requested around entire perimeter. Owner to approve details presented by contractor. - New 24ga. soffit panels, equal to Peterson PAC CLAD Flush panels, shall be installed perpendicular to the building length along the entire north side. Installation of these panels shall fully cover all exposed structure. Color shall match all other trim metal, flashing, fascia, etc. - Utilize Firestone UltraFlash, One-part liquid flashing at all vent stacks. Board approval for this work is expected to be on April 5th, 2022. Substantial completion shall be completed no later than August 1st, 2022 and Final Completion shall be by August 9th, 2022.
