Huntsville Development District (Zoning) Update The updated development districts and map (zoning) will serve as the managing documents for sustainable growth and development to ensure complementary uses for the City of Huntsville well into the future. The updated zoning will need to provide for an increase in the number of zoning districts to address the wide variety of land uses and to work in conjunction with the city's recently updated comprehensive plan. It is anticipated that the development of the revised zoning will include an extensive public participation process, employing multiple techniques to ensure an open public dialogue to the development of the zoning districts. The revised zoning districts will also require input from the City Council, Planning Commission, City staff and citizen stakeholder groups. The City will not answer any questions submitted after 5:00 pm, Central Standard Time, February 21, 2022. The basic elements to be addressed in the revised zoning districts shall include, but are not limited to: Creating expanded single-family Residential development districts to address a variety of minimum residential lot sizes and density. Creating a multi-family district that is separate from single-family residential Establishing a General Retail/Commercial district, especially along busy city corridors Establishing an Industrial development district along the outskirts of the city limits Creating a University/Education development district for Sam Houston State University to address the unique needs of the university Creating Historical development districts to protect and preserve Huntsville's rich and diverse history Creating a manufactured home park district exclusively for manufactured homes only Creating an IH-45 Commercial District (IH-45 CD) for development along IH-45 The selected consultant is welcome to suggest creative or innovative addition/modifications to these elements. Such suggestions should be listed and explained in the submitted RFQ. The method of Contractor Selection has not been Determined at this time
