Site work for a fire / police facility in Katy, Texas. Completed plans call for site work for a fire / police facility.

Scope of Work of the Contract includes Foundation Stabilization and Repair of the City of Katy Police Department Building, located at 5456 Franz Rd, Katy, TX 77493. General Contractor shall repair underlying subgrade and building foundation, facade, and landscaping of the Katy Police Department Building. The Project shall be split into two (2) phases. Any description of services herein to be provided by "Engineer" are independent and shall not be included in Contractor Proposal and Pricing. Contractor is responsible for meeting the specifications and notes in accordance with the Bid Documents as well as providing equipment, material, labor, storage, necessary permitting, and cleanup/demobilization. Contractor shall provide a Proposal outlining Construction Methods, Pricing Schedule, Completion Schedule, Terms and Conditions, and Warranties split for each Phase. Contract shall be worded to account for any price reductions based on refined engineering surveys/repair plans. Prior to each Phase, an updated engineering survey (&associated repair plan) shall be provided to Contractor in which any final pricing adjustments to be applied accordingly. Contractors shall not be paid for work not performed. Subcontractors qualifications shall be submitted to the Engineer for review prior to Contract award. PHASE 1 General Contractor shall repair underlying subgrade of the building foundation in accordance with the following: 1. Perform Chemical Soil Stabilization of Soils underneath interior foundation structure, where HEAVE has occurred. a. For Bidding Purposes, Contractor shall refer to Preliminary Plan b. [See Reference 3] 2. Polyfoam interior slab to level & fill voids ONLY AS REQUIRED a. For Bidding Purposes, Contractor shall assume 1" over 50% of Building Footprint (14,433sf) b. [See Reference 3] Engineer shall conduct an updated foundation elevation survey at least one month prior to scheduling of Chemical Soil Stabilization. Contractor shall contact Engineer at least two weeks ahead of time to coordinate schedule. Chemical Soil Stabilization shall be by injection method, utilizing non-toxic, water-soluble chemicals. Contractor shall provide Specifications on Injection Compound and Method of Installation. Chemical Injections and Stabilization Methods shall meet the requirements for soil type and properties as outlined in the Geotechnical Report [Ref. 1]. [See Reference 2 for Bid Scope of Work] Additionally, Engineer shall conduct a re-survey of foundation elevations after Chemical Soil Stabilization has "taken effect" as recommended by the Chemical Injection Contractor. Polyfoam Injection shall be utilized to level & fill voids underneath slab after soils have been stabilized and may be scheduled after submittal of Foundation Re-survey conducted by Engineer. GPR Scanning will be utilized by Engineer as deemed necessary. [See Reference 3 for Bid Scope of Work]. Engineer shall conduct an updated foundation elevation survey within one week after polyfoam injection to assure compliance with plans. Any adjustments shall be outlined by engineer and made by Contractor. *Proceeding into PHASE 2 shall be determined after Final Foundation Elevations are assessed by Engineer. If the Engineer concludes that PHASE 1 has successfully stabilized the building foundation, then PHASE 2 steps 1 & 2 (piling and polyfoaming) will no longer be required for completion. PHASE 2 General Contractor shall repair building foundation in accordance with the following: 1. Install Helical Piles (designed to support building loads per Engineer) a. "Cut" Builder Piers (as shown) to release pier from grade beam foundation b. New Building to be "leveled" (within compliance) and supported by helical piers (Final quantity to be determined based on PHASE 1 Elevations) c. For Bidding Purposes, refer to helical pile plan [See Reference 3] d. Contractor shall include a Line Item for potential augering (pre-drilling) for firm soils per Geotech Report [See Reference 1]. e. Preferrable methods of sleeving or increased pile diameters shall be included. f. Drilling of test piles will be at the due diligence & expense of Contractor. g. Compact & Grade Backfill as outlined in specs and plans 2. Polyfoam interior slab level & fill ALL voids and interior slab as required a. For Bidding Purposes, Contractor shall assume 1" over 50% of Building Footprint (14,433sf) b. [See Reference 3] 3. Repair Front Foyer Concrete Slab a. Final quantity of slab damage and associated repair to be assessed after Foundation Stabilization and Resurvey b. Demo Tile to assess slab damage c. Demo Concrete and Remove Expansive Soils d. Install new Concrete Subbase & Slab per Original Building Plans, doweling into Original Slab e. For Bidding Purposes, refer to Heave Elevations in Front Foyer [See Reference 3] The Scope will be split into 2-Phases (Ref. Contract Document): 1. Subgrade Stabilization 2.
