Site work and new construction of a residential development in Fairfield, Connecticut. Conceptual plans call for the construction of a residential development; and for site work for a residential development.
The Town of Fairfield, through its Office of Community & Economic Development, is requesting a statement of qualifications and proposed pricing from potential development partners to assist the Town in redeveloping a 0.4-acre parcel located at 244 Greenfield Street to provide much needed affordable housing. The Town recently acquired the 244 Greenfield Street property to combine with adjoining town-owned property to create two duplex building lots to facilitate the development of affordable housing. The Town is specifically interested in adding to its inventory of affordable home ownership units, and will contribute land for this purpose. The Town is seeking an experienced development partner to oversee the financing, design, construction, marketing and sale of the affordable housing units. It is the Towns intent to enter into a development agreement with the selected Developer. The Town expects that the selected Developer shall close on all necessary financing sourcing and commence construction within one-hundred and eighty (180) days and complete construction within two (2) years of the execution of a development agreement. PAYMENT PERIOD The Town of Fairfield shall put forth its best effort to make payment within thirty days (30) after delivery of the item acceptance of the work, or receipt of a properly completed invoice, whichever is later. Payment period shall be net thirty days (30) unless otherwise specified. For projects that do not require a performance or bid bond, The Town of Fairfield reserves the right to retain five percent (5%) of total bid amount, which is payable ninety (90) days after final payment or acceptance of the work. The method of contractor selection has not been determined at this time
