The Work includes construction as indicated on the construction documents. The Pamela Bellmore Gardner Memorial Lecture Hall is an approximately 2,000 sf addition to the recently renovated high school in West Haven. The lecture hall is one story with a lobby connecting to the recently renovated high school. All utilities will be fed from the high school. There will be a new dedicated outdoor air unit at the south side of the lecture hall. The building exterior is brick over stud and sheathing backup along with several curtain wall openings. The roof is EPDM and does not tie into the existing building's roof. The interior features a dual-access foyer with brick walls, audio/visual components, and a specialty VCT floor. The lecture hall itself has a state of the art audio/visual package along with fixed seating on a tiered concrete slab-on-grade with a wood floor finish. The space is also fit with acoustical wall panels and a tiered, suspended ceiling This project is being performed under the Construction Management at Risk (CMR) form of construction. With respect to this project, the Construction Manager is the representative of the Owner. Each Trade Contractor's contract shall be with the Construction Manager. The Owner has contracted with Gilbane Building Company to serve as the CMR. No oral, telephone or telegraphic proposals will be considered. All bids shall stand available for acceptance for a period of sixty (60) days from the date proposals are received. The Owner and/or Construction Manager reserves the right to reject any or all bids, without stating reasons therefore, including without limitation the right to reject any or all nonconforming, non-responsive, unbalanced, or conditional bids and to reject the bid of any bidder if the Owner and/or Construction Manager believes that it would not be in the best interest of the Owner or the project to make an award to that bidder, whether because the bid is not responsive or the bidder is unqualified or of doubtful financial ability or fails to meet any other pertinent standard or criteria established by the Owner and/or Construction Manager.
