The Village of Skokie (Owner) is accepting bids for a Roof Rehabilitation Program at the North Shore Center for the Performing Arts located at 9501 Skokie Blvd in Skokie, IL. The North Shore Center consists of work at the North Shore Center for the Performing Arts located at 9501 Skokie Blvd.in Skokie, IL. The building is comprised of a (3) three story main theatre, 2nd story office areas and secondary theatre. The building is constructed of a concrete and steel frame structure with a concrete and metal deck. The building is divided into (7) seven separate roof sections sloped to internal drains with overflow suppers at isolated areas. The existing roofing consists of a rock ballasted EPDM membrane over a sloped deck or tapered insulation assembly. Various rooftop equipment, RTUs, smoke hatches, and penetrations are located throughout the field of the roofs. The Roof Rehabilitation Program includes the removal of the existing roof assembly down to the existing deck and installation of a new 20-year NDL APP modified bitumen roof assembly at Roof Areas 2, 3, 4, 5, and 7. Base Bid: [Roof Replacement (20-year NDL warranty) - Roof Removal / 2-ply Vapor Barrier / Fully Adhered Insulation Assembly / Fully Adhered Cover Board / 2-ply BUR - APP Modified Roofing / Sheet Metal Flashings & Related Metal Work] Bidder shall be responsible for inspection of all areas prior to submitting pricing for this solicitation. It is understood that the bidder, prior to submitting a bid, has visited the site, and has measured, examined and correlated their personal observations with the Contract Documents as to the nature, location, character, quality and quantity of work to be encountered and to the local conditions affecting the Work. Additionally, it is understood that the bidder is providing a price to complete all required work to be done. No allowance will be made for not having visited the site or for not being familiar with existing conditions to be encountered in the work. Bids from Contractors that did not attend the pre-bid meeting will not be accepted by the Village. Roof Area 7: The North Shore Center has indicated that the majority of the roofing portion to occur at Roof Area 7 shall be performed between August 8 and 25, 2022 OR it cannot be done until a similar time frame in 2023.The Village has rental agreements in place for this space for 50 of 52 weeks in 2022 and the only two weeks that are not currently rented are August 8-21. The existing at the roof area is to be re-wrapped with new insulation and aluminum wrap. If this ductwork has to be removed then a portable air conditioning system will need to be rented for at least August 22-26 based on the activity taking place in the theatre under Roof 7. Roof Area 3 and 5: These roofs cover the stage and seating area of the main theatre and we will need to reserve time for the work when no events are scheduled. Currently, work can be accommodated between July 5 and 14, July 17 and 31 and on most weekdays between September 6 and 23. Absolutely no work can take place on Roofs 3 and 5 in August and no work can take place prior to July 5 or after September 23. Roof Area 2 and 4: Rehabilitation of the entrance canopies is being requested to be completed first. July dates mentioned at roof area 3 and 5 are most accommodating with secondary possibly in the spring time, pending schedule
