Construction Management at-Risk Services (CM/GC) for Project No. BR-30-2203-CM D.M. Smith Building Renewal, Georgia Institute of Technology, Atlanta, Georgia Project is estimated at $17,750,000. Project Description The D.M. Smith building will be renovated to create spaces that reflect the current needs of the occupants for research and instruction, while respecting the historic character of the building and its interior detailing. The exterior of the building requires waterproofing work, including window replacement and brick repointing. The roof has recently been replaced and does not have any known issues. Some roofing work may be involved around skylights and mechanical systems, but a roof replacement is not envisioned. A fire alarm system needs to be added to the building to address life safety requirements in conjunction with an automatic fire suppression system. The proposed renovation includes replacement of all mechanical, electrical, and plumbing systems and improvements to the building's thermal envelope. Due to the age and condition of these systems, a comprehensive upgrade is recommended for improved occupant comfort and increased energy efficiency. Upgrades are anticipated to extend to replacement of utilities to the building from the street, the project includes a new fire line and connections to the campus chilled water loop.
