Demolition, site work and new construction of a multi-residential development in Oxnard, California. Conceptual plans call for the demolition of a multi-residential development; for the construction of a multi-residential development; and for site work for a multi-residential development.

Gold Coast Transit District is in the process of identifying a development partner to enter into a long-term ground lease to redevelop District owned property located at 301 East 3rd Street. A Phase I ESA report was completed in October 2021, which recommended the preparation of a Phase II Environmental Assessment due to the past use of this site as a transit operations and maintenance facility. The Phase I ESA report is attached for reference. The anticipated future use of the site will be multi-family residential transit-oriented development. The site was the former location of GCTD's operations and maintenance facility and is currently vacant. All buildings will be demolished to foundation level in early 2022. The site will be available to the selected vendor to complete soil testing once demolition is complete. Estimated timeframe for the site to be available for the Phase II Environmental work will be mid-March 2022 to mid-April 2022. The completed Phase II ESA will be provided to potential development partners as part of an upcoming Request for Proposals process. As of April 7, 2022, the due date has been confirmed with the owner.
