Existing Information: Charles Flowers HS was constructed in 1999 with no subsequent additions. The existing HVAC system includes a hot water/chilled water plant with both constant volume and variable air volume (VAV) distribution systems. The system is equipped with direct digital controls which have now become obsolete and difficult to maintain building comfort and air balance. The rooftop unit (RTU) serving the gym was never designed with air conditioning. Additionally, the variable frequency drives installed on majority of the HVAC equipment have failed causing systems to run non-stop and contribute to astronomically high energy bills. Scope of Work Overview: The scope of work for this project is to replace all 20 rooftop units and a full controls upgrade. The existing ten (10) constant volume and ten (10) variable air volume RTUs serving the facility shall all be replaced, including upgrading the gymnasium units to provide air conditioning. The scope will include wrapping existing ductwork for the gym units in new insulation to support air conditioning. The current controls system is an obsolete Johnson Controls/Metasys system that would require retrofitted components to execute repairs. This has become very costly over time and the life cycle of the controls system as a whole has lapsed. The system shall be upgraded to a Fully Open Tridium/Niagara N4 System. The controls upgrade will allow for better monitoring and management of HVAC systems. Scope will also include replacement of all reheat valves on VAV terminal boxes, all plant control valves and recommissioning of airside equipment building wide. This project is in included in the Prince George's County Public Schools FY 2022 - 2027 Capital Improvement Plan (CIP).
