Replace existing 25-ton package A/C unit at the Bay Oaks Recreational Campus, including but not limited to modified ductwork, liquid line driers, electrical whips, thermostats, testing, permitting. Installation, and disposal. Please see Invitation to Bid documents for full scope and details. Project scope includes but is not limited to: - Replace existing systems, modify ductwork for new unit, new liquid line driers, and anew electrical whips as needed. - Replace one (1)-25-ton package units - New unit must include corrosion protect ion package for outdoor saltwater environments for entire unit if possible, but specifically : Condenser/compressor , Evaporator , ALL Coils, Fan Blades, All exposed pipe work, & Cabinet. - New thermostats with timer / scheduling capacity. - Replace deteriorated metal duct work outside on existing units. - Install all units and equipment at proper heights and in accordance with code(s). - Flush existing drain systems, add clean out fitting(s) and safety switches. - All materials and components shall be brand new and shall be free from all defects. - Provide a Certified Test and Balance on each new unit to confirm supply air Cubic Feet per Minute (CFM). - Install new condensate drain lines as needed. - Labelling of all equipment, systems, controls, and access panels. - All equipment shall be installed in a manner that will allow easy access to hatches, lubrication points and other inbuilt maintenance provisions to ensure proper maintenance to the equipment is carried out. - Provide drawings and manuals. - Provide a five (5) year compressor parts warranty. - Provide a one (1) year parts warranty. - Provide a one (1) year labor warranty. - Provide a detailed timeline for delivery and installation of entire project. - Contractor to keep all sites clean daily. - Contractor is NOT permitted to use the Towns dumpsters. - All necessary permits to be executed by Contractor. - To minimize direct impact or disruption during normal business operations: Majority of the project schedule to remove and install units will be completed on a weekend. Power outages are to be scheduled as to limit interference with business operations
