Renovation of a municipal facility in New York, New York. Working plans call for the renovation of a 386,069-square-foot, 19-story above grade municipal facility.

The Adam Clayton Powell, Jr. facility is a 19-story high-rise office building and stands as the tallest building in Harlem. The building gross square footage is 386,069 square feet. Interior gross is 347,748 square feet with approximately 316,000 square feet occupied. Daily tenant population is approximately 500 occupants with approximately 700 to 800 visitors daily. This State-owned facility also plays a central role in the community and acts as the center for many public and private events and activities, including meetings, charitable events, health screening clinics, and numerous other outreach events. Inside is a 3,500 square foot art gallery that displays changing exhibits by local artists and school groups. In addition, each summer, a series of free concerts is held on the outdoor plaza. The Office of General Services (OGS) is seeking to enter into a five-year agreement with a qualified Contractor, to provide full-service building systems operation and management at the Adam Clayton Powell, Jr. State Office Building located at 163 West 125th Street, New York, New York 10027. Building systems to be maintained include fire panel/fie safety systems, HVAC systems, plumbing systems, energy system and basic maintenance and repair. The following minimum requirements must be met by each Proposer: Proposer must currently, and for the past two consecutive years immediately prior to the proposal due date, operate and maintain building systems and equipment in three office buildings consisting of at least 500,000 square feet of gross building area. Services provided by Proposer for these buildings must be as a full operations and maintenance Contractor. Service-Disabled Veteran-Owned Set Aside: No Minority Owned Sub-Contracting Goal: 15% Women Owned Sub-Contracting Goal: 15% Service-Disabled Veteran-Owned Business Contracting Goal: 6% Disadvantaged Owned Sub-Contracting Goal: 0% Contract term: Contract will commence on October 29, 2022 and shall be in effect for five years
