A) Type of Service 1) The Department of Rehabilitation's (DOR) Business Enterprise Program (BEP) equipment is located in State, Federal, County office buildings, privately owned buildings cafeterias, snack bars, convenience stores and vending machine facilities. 2) The Contractor shall provide Refrigeration Preventative Maintenance for the DOR BEP cafeterias, snack bars, and vending facilities. Timely services must be provided to ensure the BEP vendor has limited interruption of business operations. Refrigeration preventative maintenance shall be performed on equipment to include, but are not limited to, refrigerators, freezers, ice machines, salad bars, vending machines (refrigeration only), yogurt machines (refrigeration only), and walk in refrigeration units. Contractor will perform the following refrigeration preventative maintenance in each location on one Authorization for Repairs and Service - DR 1308. Check the temperature of the unit(s). Ensure that each thermostat for each unit is functioning. Refrigeration temperature is to be between 35 and 40 degrees Fahrenheit and freezers temperature should be between 2 and 5 degrees Fahrenheit. Inspect vacuum condenser, coils and general area and remove any loose debris and remove all items being stored on the top of the unit. Use a condenser coil brush to brush the condenser, straightening all condenser fins and removing any build-up. Use CO-2 to blow the condenser free of debris. Use a degreaser approved for use in refrigeration condensers and coils. Spray condensers and coils, let degreaser soak for two to three minutes and spray condenser and coils with hot water. Clean area of all residue from the process. Use CO-2 to blow the condenser drain line free of debris and build up. Use a degreaser approved for interior refrigeration/freeze fans. Protect the product/merchandise in and around the fans and spray the degreaser on the fans and coils. After a two to three minute wait, spray the fans and coils with hot water and clean area of all residue from the process. Check all unit doors to ensure that they are opening and closing properly. Remove any build up from door glide tracks. Spray all door glide tracks and or hinges with a silicon spray for lubrication. Check all unit lights, light switches and light fixtures to ensure that they are functioning properly. Any unit not functioning properly or needs repair must be reported immediately, by phone, to the contract administrator/designee. The bar code of the repaired unit must be included on the invoice. Any invoice that does not include the bar code of the repaired unit will be sent back to the contractor for correction. Unit repairs may include, but are not limited to: Thermostats, doors, lights, light switches, light fixtures, drain lines and frayed electrical cords/wires. All areas in which work is performed is to be left free of residue and or debris. The work area is to be left in the same condition that it was found. Contractor must ensure that all units are plugged in, switches are in the on position and all panels and guards have been properly placed back on the unit at the conclusion of the servicing of each unit. Contract must schedule preventative maintenance service with vendor of location. The amount of this contract is $15,000.00 for each fiscal year.
