Renovation of a mixed-use development in Loma Linda, California. Completed plans call for the renovation of a one-story above grade medical facility; and 10,000-square-foot medical facility.

The Design Build contractor (DBC) is to provide all labor, material and equipment to perform a 100% complete design and construction to renovate and repair the Inpatient Pharmacy, Locker Rooms, and Selective Corridors (approximately 10,000 square feet total), located on the first floor of Building 1 of the main Loma Linda VA Health Care System (LLVAHC) Hospital. The scope of work includes the management, execution, and oversight of all required lead and asbestos abatement activities. Alteration Level: The inpatient pharmacy interior is to be demolished in accordance with 1.13. The scope of work includes comprehensive mechanical, electrical, fire sprinkler, and fire alarm system modernizations to ensure a complete and biddable facility integration. Inpatient Pharmacy (Approx. 4,100 SF) The remodled space must provide a fully functional, modern inpatient pharmacy, including sterile compounding rooms (non- hazardous), sterile and non-sterile hazardous drug compounding rooms, anterooms, hazardous drug storage, work areas, private offices, breakrooms, conference rooms, private restrooms, waiting areas, and a secured dispensing area. All compounding and cleanroom spaces must comply fully with USP<797>(sterile), USP<800> (hazardous), and VA PG-18-12 Pharmacy Service design Guide. The contractor must perform and coordinate the abatement and proper disposal of all known hazardous materials prior to the commencement of general demolition and new construction activities. Locker Rooms (Approx. 500 SF) Renovation includes complete demolition and replacement of walls, finishes, doors, hardware, locker, electrical power, upgraded LED lighting, new plumbing fixture (restrooms, dressing rooms, showers,) fire protection, and fire alarm devices to ensure a complete and modern layout. Prior to demolition, the contractor must complete the abatement and removal of all hazardous materials identified in the provided surveys within this space. Selective Corridors (Approx. 5,400 SF) Renovation includes lowering of ceiling heights, installation of new acoustical ceilings, new interior finishes, LED lighting, and upgraded HVAC and fire protection systems that are fully coordinated with existing adjacent finishes to appear seamless. The contractor must ensure that any hazardous materials discovered during the demolition of existing corridor ceilings, finishes, or MEP systems are properly abated in accordance with the contract requirements. his is a Design/Build project all conceptual plans and relevant criteria are provided for your review and pricing.
