Renovation of an educational facility in Glenwood Springs, Colorado. Completed plans call for the renovation of a educational facility.

START-UP SERVICE Colorado Mountain College's Spring Valley Campus located at 3000 County Road 114, Glenwood Springs, CO 81601 is requesting quotes from licensed, qualified firms and/or individuals to remove a roof top unit and install a new one on the Calaway Building. Contractor shall furnish all equipment, materials, supplies, crane service, labor, and hardware to remove one (1) Trane Intellipak M# SFHFC604HP67C9BD3001AEGKLRT8 roof top unit and install one (1) new Trane Intellipak unit with the same equivalent capacity as the existing unit. The BAS control wiring and programming will be provided by CMC's building automated system contractor. I. REQUIRED FEATURES & OPTIONS: 1. VFD controlled supply and return/exhaust fans (Variable Air Volume). 2. Internal Shaft Grounding Ring Kits. 3. GBAS 0-10 VDC 4. Make up air capability, up to 100% outside air. 5. Variable capacity 1st stage compressor. 6. Minimum of two DX stages of cooling. 7. Gas Heat. 8. BACnet interface module. 9. Phase protection II. SERVICES TO BE PROVIDED: 1. Power down roof top unit #1 and lock and tag out the main power. 2. Disconnect the electrical and the gas line to the rooftop unit. 3. Remove the existing Trane unit and dispose of properly. 4. Install a curb adapter if needed. 5. Install the new rooftop unit per manufacture installation instructions. 6. Install the electrical/power supply to the rooftop unit per manufacture installation instructions. 7. Install the gas line to the rooftop unit per manufacture installation instructions. 8. Furnish and install the condensate line on the roof top unit. 9. Provide factory start-up and verify the BACnet communication to the rooftop unit by the manufacturer's representative and First Year Warranty. A copy of the equipment start-up report will be sent to both the CMC operational manager and the Spring Valley facility manager. III. GENERAL INFORMATION: 1. If a permit is deemed to be required for the location above, the Contractor will be responsible for the procurement of the permit from the local agency having jurisdiction. 2. All work shall be done in accordance with the current National Electrical Code (NEC) and Garfield County codes. 3. The contractor is responsible for sizing the new rooftop unit SCCR rating to the current National Electrical Code (NEC) and Garfield County codes if required. 4. The Contractor shall be solely responsible for furnishing all labor, materials, equipment, tools, transportation, rigging, crane, and supervision and for performing all work as required to complete the work of this project as described. 5. The Contractor shall be responsible for maintaining a safe work site for the duration of the project. Cleanup shall be performed to the satisfaction of the CMC operational manager and the Spring Valley facility manager. The Contractor shall immediately notify the CMC operational manager and the Spring Valley facility manager of any damages to the facilities as a result of the Contractor's operations. 6. The contractor is responsible for removing the existing equipment from CMC property and disposing of the unit per EPA standards. IV. START-UP SERVICE 1. Inspect the new rooftop unit for damage. 2. Verify the supply voltage to the rooftop unit. 3. Verify the proper gas pressure to the new rooftop unit. 4. Verify the rotation of the supply and return fans. 5. Verify the compressor's rotation and the operation of the compressors. 6. Verify the condenser fan motor's operation. 7. Start up the rooftop unit per the manufacturer's written specs and instructions. 8. Verify the BACnet communications with the building automation system.
