The City of Waterbury, on behalf of 698 S. Main Street: Disposition and Development of Site Located in Waterbury Clarification Deadline 7/26/2024 2:00 Pm The Site is located at 698 South Main Street in the industrial south-end of Waterbury. The property was purchased in 2017 by 698 South Main Street, Inc. The Site was used for manufacturing purposes from 1812-1977 by Benedict and Burnham Manufacturing Company, American Brass Company, Anaconda American Brass Company, and ARCO. The companies manufactured brass, copper, and metal products. Following their closure, the Site was used by smaller machine shops and landscaping companies. The Site has been vacant since 2003. Recent redevelopment efforts include the completion of Phase II/III Environmental Site Assessment Reports, investigation of the conduits under the High Bay Building, specific High Bay investigation dated September 2022, the demolition of several buildings on the site, and the completion of Remedial Action Plans. We have recently contracted with Fuss & O'Neill for the remediation specifications at the former powerhouse, demolition specifications for the former administration building, and structural investigation of the South Main Street retaining wall. This year additional investigation into the stormwater conduit under the High Bay Recognizing value in retaining the roughly 190,000 square foot High-Bay building with six garage doors, and 36.6 feet to bottom of roof deck and 29.6 feet to bottom of roof trusses, 698 committed $2.7 million for the installation of the new roof system on the High-Bay building which was completed in 2021. The Site borders Waterbury's downtown area and the intersection of Interstate-84 and Route 8.
