The purpose of this project is to modernize the HVAC distribution system in the buildings at 690 and 700 Kipling St. The HVAC distribution system in each building is comprised of central air handlers with fan powered VAV boxes that feed the perimeter offices and moduline VAV diffusers that cool the central open office spaces. The existing VAV units are 32 years old, have reached their end of useful life, and will be replaced. The project will be accomplished in 2 phases starting with 690 Kipling. 690 Kipling is currently funded for construction and 700 Kipling is expected to be funded the next fiscal year starting July 1, 2022. This solicitation is for construction at 690 Kipling alone. 700 Kipling will be solicited separately at a later date. The Dale Tooley office building located at 690 Kipling St is a 4 story building containing 66,310 gross square feet. The building is fully occupied and the contractor will be required to work above occupied space outside of normal business hours. This project is a replacement of variable air volume (VAV) terminal units that are beyond their service life throughout the building. Project includes demolition of Carrier Moduline VAV diffusers that are currently serving the interior office spaces and replacing them with modern pinch-down VAV boxes. Additionally, variable air volume fan powered boxes (FPB) that serve the perimeter will also be replaced with modern FPB's. There will be some ceiling repair and replacement to accommodate new air devices, and some electrical modifications to accommodate the new FPB's.
