To provide authorized Cleaver Brooks boiler annual maintenance and tune-up services with flue gas readings for SCAQMD compliance. This is for two (2) Cleaver/Brooks boilers (Model # FLX-700-250-160HW boilers with 2,500,000 BTUs) located at City Hall. Vendor must be able to respond within 24 hours. Service for each of the boilers shall include the following: a.) Open and inspect fireside tubes of boiler, clean furnace as accessible.
b.) Open and clean low water cut-off assemblies and piping inspection plug. Flush and reseal waterside removing all loose scale, mud and debris.
c.) Inspect refractory, point up (seal cracks) and wash-coat all refractory surfaces.
d.) Fill unit and test for leaks. Check safety relief devices for operation and wear.
e.) Seal and close fireside of boiler using all new gaskets.
f.) Check flame safeguard control for pilot and main flame ignition, detection and proper lockout.
g.) Check operation of blower motor and control circuitry. Run amp check to verify motor is in tolerance and document. Lubricate motor bearings when applicable.
h.) Check operation and adjust all linkages, belts and pulleys in accordance with factory specifications.
i.) Check operation of gas valves and vents.
j.) Check operation and adjust all boilers operating limit temperature and running interlocks, adjust for maximum pressure control and minimal burner cycling.
k.) Check operation and adjust low water and/or feed water pump controls - draw down water column and check low water controls and/or feed water pump control.
l.) Check burner, pilot and main flame ignition. Also, verify and calibrate for smooth and reliable light.
m.) Check and calibrate the boiler/burner for optimum air/fuel mixture and firing to be fine-tuned and adjusted to its maximum efficiency level. Conduct flue gas analysis and monitor of temperature; O2, CO2, CO and excess air must be monitored.
n.) Perform combustion and efficiency testing and record all firing rates of boiler/burner capacity.
Combustion efficiency must be calculated and recorded. Bid provided shall be for both boilers and shall include all incidental costs including truck, tools, travel, per diem and others. AWARD WILL BE BASED ON LOWEST BID. Please review the yes/no requirements listed in the Line Item tab. If a vendor fails or leaves the requirements blank, they may be deemed non-responsive.
