Site work and new construction of a pre-engineered storage facility in Tavares, Florida. Completed plans call for the construction of a 7,200-square-foot pre-engineered storage facility.

A. Services shall be provided in accordance with the General Conditions and Specifications and while funding from the LCWA remains available. B. The Lake County Water Authority (AUTHORITY) shall retain a qualified Contractor licensed in the state of Florida capable of furnishing and installing a metal storage building at the Lake County Water Authority Office, including all necessary sitework, pouring concrete footers and slab, furnishing, and installing a metal storage building and installing electrical service, outlets and lighting. There will also be an add/alternate item to construct an internal office structure inside the metal building with a loft storage area and stairs, a restroom, plumbing and air conditioning unit (for the office space only), as shown in Exhibits A & B. C. The metal building with be 120-feet long and 60-feet wide and between 16- feet and 20-feet tall. The LCWA understands that the metal building may be a pre-engineered structure and will entertain slight variances in the final dimensions. The metal building will have three 12-foot by 14-foot overhead doors, three 10-foot by 10-foot overhead doors and two exterior swing doors. All overhead doors will be chain hoist operated with a locking mechanism. The metal sheeting will be a minimum of 26-gauge steel. All steel surfaces will be painted to protect from corrosion and will be colored to match the LCWA Office as much as practical. D. The proposed location for the metal building is relatively flat and level, (see Exhibit A); however, any sitework required would be included in the project. Delivery, installation, and compaction of any required base material will be included in the project. E. The entire structure will be placed on a minimum 6-inch, reinforced concrete slab that will meet building code requirements. F. Electrical service will be included in the project. A minimum of 20 outlets will be installed throughout the building at an approximate 15-foot interval (see Exhibit B). All outlets will be two-gang, grounded outlets with a metal box. All wires will be protected in metal conduits. Overhead, energy-efficient, LED lighting of the entire metal building will be included in the project. Lighted "Exit" signs and exterior lighting will be installed per building codes. The electrical panel will be located inside the structure near the electrical supply line. If the add/alternate office structure is included, approximately 10 additional outlets and overhead lighting for the office space would be included, (see Exhibit B). Everything must meet NEC and Florida Building Codes. G. The internal optional office structure will be 16 feet wide by 60 feet long and located on the south side of the storage building (see Exhibit B). There will be one swing door on the front (west) side of the office adjacent to the overhead doors and one swing door in the rear (east) of the office. There will be on internal swing door in between the office and the main storage area. Interior walls and ceiling will be insulated and covered in drywall and painted with egg-shell white paint. For flooring at the office, there will be business type of carpeting and tiling for the bathroom. Additional energy-efficient, LED lighting will be installed in the office area. The Minimum ceiling height will be eight-feet (8'). H. The floor structure of the loft will be box joists, with three-quarter-inch (3/4") plywood decking. I. The stairs will be a minimum of forty-eight-inches (48") wide. Tread with will be a minimum of ten-inches (10"). There will be a forty-eight-inch by forty- eight-inch landing at the top of the stairs. J. In the southeast corner of the office structure will be a restroom consisting of a sink, toilet, toilet paper dispenser, tri-fold paper towel dispenser, soap dispenser and light with exhaust fan. K. The internal office structure (and Restroom) will be air-conditioned with a ductless air-conditioning system. L. The CONTRACTOR will be responsible for securing the work area for the safety of the public. M. CONTRACTOR will be responsible for site clean-up and removal of all construction materials.
