Demolition, site work, renovation and addition to a mixed-use development in Downey, California. Completed plans call for the addition of a 16,408-square-foot, two-story above grade, one-story below grade laboratory facility; for the demolition of a laboratory facility; for site work for a laboratory facility; 1,252-square-foot, one-story above grade warehouse / distribution facility; and for the renovation of a 1,500-square-foot laboratory facility.

The construction of a new stand-alone, approximately 16,603-square foot, two-story Biological Safety Level 2 laboratory building addition and an approximately 1,252-square foot, single-story warehouse building addition to the existing laboratory building; minor renovation of the receiving/warehouse space in the existing building; and associated site utilities, landscaping, and parking lot improvements. The Second Floor of the proposed stand-alone laboratory building addition will consist of approximately 2,600 square feet of support space, including a breakroom, conference room, restrooms, and a lactation room; and 4,700 square feet of vacant shell space part of the base bid. The project may include as an additive alternate the build out of approximately 1,800 square feet of shell space on the Second Floor of the stand-alone laboratory building addition into a Biological Safety Level 3 laboratory suite with enhanced safety, containment, and security protocols, including architectural finishes and treatment, electrical power and lighting, mechanical and plumbing equipment, laboratory casework, and fire alarm, fire sprinkler, security, and telecommunication systems. As specified in the bidding documents, in order to qualify to bid on this project, the General Contractor shall, at a minimum, have previously completed as a prime contractor one similar type project for public entity within the last ten years (not including any warranty period) that included construction of a Biosafety Level 2 (BSL-2) or Biosafety Level 3 (BSL-3) laboratory (refer to section 00 04 00). All Bidders and their subcontractors must be registered with the Department of Industrial Relations. Qualified contractors and subcontractors are listed on searchable database Bid security is required of each Bidder and shall be made payable to Los Angeles County, in an amount of ten percent (10%) of the Bidder's bid price, in the form of cash, a certified check, a cashier's check, or a bid bond issued by a California-admitted Surety Estimate:$24,000,000 THE APPROX. TOTAL AREA OF THE SITE TO BE DEVELOPED: LABORATORY ADDITION APPROX. 16,063 GSF WAREHOUSE ADDITION APPROX. 1,252 GSF APPROX. 17, 315 GSF TOTAL LANDSCAPE & PARKING IMPROVEMENTS .
