Demolition and remodeling of an educational facility in Saint Louis, Missouri. Completed plans call for the remodel of a two-story above grade educational facility.

a) Project Summary i. This project scope consists of interior renovation in two general areas of Litzsinger School. One area of renovation includes existing office and classroom space to be renovated into (3) three classrooms (each with various levels of renovation) and the other area of renovation includes existing toilet rooms, custodian closet and part of an Art Room renovated into Social Workers office suite, toilet rooms, custodian closets, Calming Room and SOR rooms. This project also has a MEP/FP work scope. b) Mechanical i. Demo all HVAC within existing restrooms. All existing equipment to remain with exception to one blower coil unit being replaced. Owner is pre-purchasing blower coil unit. ii. Demo existing mini-splits. iii. Install new blower coil unit and reconnect existing piping. Install new electric reheat VAV system associated with blower coil unit. iv. New supply and exhaust ductwork served from existing systems. v. Two new exhaust systems serving new toilet room and existing data room. vi. ACES Controls vii. Blower boil work to be completed this summer. c) Electrical i. Existing power and lighting demolition within indicated areas. Pre-Bid Agenda Litzsinger School Phase II Page 2 of 3 ii. New power to be fed from existing panels with existing or newly freed up space. iii. Existing feeders currently fed through tunnel must be intercepted and rerouted within tunnel due to renovation. iv. Work in existing areas to be completed during summer or outside of school hours. v. Work is occurring immediately around existing IDF rack. IDF to be protected during construction. vi. Wiremold locations where indicated to be coordinated with Architect prior to install. d) Plumbing i. Plumbing scope includes demolition of all existing sanitary, domestic and vent piping within existing restrooms. Sanitary can be capped and abandoned. ii. New work involved sawcutting and floor slab replacement for new sanitary lines and one relocated roof drain. Sawcutting to be completed during the summer or outside of school hours. iii. New domestic piping extended up from tunnel underneath spaces and routed through the ceiling to new water loads. System will need to be drained for tie ins. iv. New vent piping connected to existing vents through roof. v. New single toilet in Annex to reconnect to existing piping from demolished toilet room in boiler room below. e) Fire Protection i. Fire protection work is design/build to relocate sprinkler head drops as required into newly renovated areas. Some vandal proof heads are required. As such, the District has established a MBE/WBE/DBE/SDVE combined goal of 15%. *As of February 1, 2023, addendum 1 has been issued.
