Site work, paving and renovation of a mixed-use development in Hayden, Colorado. Completed plans call for site work for a transportation facility; for paving for a transportation facility; water / sewer project; and for the renovation of a 12,000-square-foot transportation facility.
As of October 11, 2022, a developer has been awarded and construction is underway. *The closed solicitation has been included below for reference: All questions must be received, in writing and shall be directed only to Routt County Purchasing Agent Julie Kennedy at jkennedy@co.routt.co.us. Answers to questions received that would change and/or clarify this solicitation will be provided in writing, via an addendum to all firms that have received the original RFP after the date for questions has expired. In this way, we hope to eliminate multiple addenda. The purpose of this Request for Proposal (RFP) and accompanying specifications are to provide instruction and assistance in submitting a proposal response for land lease opportunity during General Aviation Development in Phase 1. The objective is to have a fully executed lease June 17, 2022. The General Aviation Development Area diagram shows the Site with two parcels offered for development under this RFP they are approximated by areas 1A and 1B on the General Aviation Development Area diagram at Exhibit A. This diagram also shows the accompanying taxiway B, RCR 51A and two proposed future ADG II & III taxilanes required for access to a 25 acre parcel east of this RFP's development area that will be developed at a later date. The following describe the minimum pavement sections for the ADG II and ADG III taxilanes: ADG II Bituminous Pavement Section - 4" Bituminous Pavement (P-401), 6" Crushed Base Course (P-209), 30" Subbase Course (P-154), Stabilization Fabric (P-209), 12" Subgrade Preparation (P-152) ADG III Bituminous Pavement Section - 6" Bituminous Pavement (P-401), 6" Crushed Base Course (P-209), 30" Subbase Course (P-154), Stabilization Fabric (P-209), 12" Subgrade Preparation (P-152) ADG III Concrete Pavement Section - 12" Concrete Pavement (P-501), 28" Subbase Course (P-154), Stabilization Fabric (P-209), 12" Subgrade Preparation (P-152) The County will not limit proposals to this particular building layout and will consider layouts or configurations that may suit the Offeror's aircraft storage and aviation related business requirements. Hangar configurations may include corporate hangar(s) (minimum 12,000 sq. ft.), or multi-bay box hangars (minimum per bay of 60'x60') or a combination thereto. Hangar layout shall make the most efficient use of the available land parcel as practical. T-hangars are not a permitted use. The County of Routt, Colorado (hereafter the "County") is soliciting proposals from individuals or businesses desiring to finance, build, manage, and operate an aircraft hangar facility at the Yampa Valley Regional Airport ("Airport"). The airport is offering two parcels of land, as shown in Exhibit A, to be leased and developed in accordance with the Airport Lease Agreement ("Lease") Template appearing in Exhibit B - Ground Lease Template HDN, and all other provisions of this Request for Proposals ("RFP"). The County is currently developing and revising the Airport's Primary Management Compliance Documents (PMCDs), including Rules and Regulations, Minimum Standards, Leasing/Rents and Fees Policy, and Development Standards. As draft document come available, these documents will be shared with qualified proposers for review and comment The method of contractor selection has not been determined at this time.
