BWC needs a provider that is LIEBERT CERTIFIED , and can conduct warranty service on all Liebert Environmental units as required. Provider invoicing issued after service is completed. The selected will provide material and labor to conduct Semi-Annual Maintenance program on five (5) sites with a total of 6 units commencing August 1, 2022 through July 31, 2023. The program will include the following for five (5) sites (see below): 1. PM visits are done 2 times each year for the duration of the contract, each visit separated by at least 5 months. 2. For HVAC units that are belt driven: a. Replace the belt at least once each year and more often if it shows signs of wear. b. At least once each year, check alignment between motor and blower pulleys and ensure accuracy. Align if needed. c. Grease any bearings as required. 3. For HVAC units that are direct drive: a. Check motor to ensure free operation. b. Grease any bearings as required. 4. For HVAC units that are refrigerant based, at each visit: a. Check refrigerant levels and pressure. b. Be prepared to determine if a refrigerant leak exists should pressures be out of range. c. Report refrigerant issues to BWC. d. Check and clean any roof mounted compressor including cleaning coils and insure smooth and error free fan operation, lubricating units as needed as specified by the manufacturer and best practice. 5. For HVAC units that are not refrigerant based, at each visit: a. Insure correct operation of unit and any actuator valves. b. Insure no leaks in coolant or evaporator coil. 6. For all HVAC units: a. Ensure condensate mechanism is clear, free of debris or any biological matter. b. Ensure condensate pump (if it exists) works correctly. c. Ensure condensate drain lines are clear. d. Ensure any drip pan works correctly. e. Ensure any humidification mechanism is working correctly and inspect for wear or signs of required replacement. f. Replace the filter. g. Perform general cleaning of the unit. h. Check amperage draw to insure within manufacturer's limits. 7. Perform any other activities as recommended. 8. For all locations: a. We will NOT turn on any units currently turned off or deactivated in the panel (has caused outages in Pickerington and Lima locations). b. We will NOT restart a unit that is shut down under any circumstances without checking with BWC first. c. Any service work to be performed at the current MAC038 rate during normal business Hours 9. Fourth Street, Lima, Ohio 45804 1 Unit -60501 Southgate Road, Cambridge, Ohio 43725 1 Unit -1005 Fourth Street, Portsmouth, Ohio 45662 1 Unit -240 Tappan Drive North, Mansfield, Ohio 44906 2 Units -242 Federal Plaza W., Suite 200, Youngstown, Ohio 44503 Process Awarded to lowest responsive and responsible quote, provided, cumulative spend does not exceed annual threshold limits, per the Ohio Revised Code (R.C.) 125.035 and 125.05 and Ohio Administrative Code (OAC) 123:5-1-17.
