The Compton Unified School District (“District”) requests highly qualified development teams to respond to this Request for Statement of Qualifications and Request for Proposals(“RFQ/P”) for the District-owned site located at 12338 S. Mona Blvd., Compton, CA 90222 (Assessor’s Parcel No. 6150-036-900), commonly referred to as Bunche Middle School (“Property”), and as further described in this RFQ/P. The Portion of the Property that the District seeks to develop is approximately 6-8 acres (“Development Site”). Potential site layouts are in Exhibit B, attached hereto. The District is offering to lease a portion of its Property in exchange for the design, construction, operation, maintenance and all associated costs related to the development of the Property (“Project”). The District intends to structure the relationship with the selected development team(s) (“Selected Developer”) according to state law, including applicable Education Code sections. The Project is further described in the marketing materials for the Property, which are provided in Exhibit B prepared by the District’s brokers, Lee & Associates (“Marketing Materials”).
