Renovation of an office development in Patuxent River, Maryland. Completed plans call for the renovation of a 41,000-square-foot office development.
Building 1485 is approximately 41,000 GSF and was constructed in 1976. It is a pre-engineered metal building (PEMB). There is a low-bay area and a high bay area. Within the low-bay area facing inland/south, there is a front office area. The work includes renovation of Building 1485, which includes Front Office Area Renovations, restrooms, locker room areas, Rapid Engineering and Design Integration (REDI), hub renovation, a C-UAS Classified Lab, and site/civil upgrades and entrance reconfigurations. A 2-ton crane located in the high bay area is not included in this scope of work. The Contractor shall assume the presence of hazardous materials for the purposes of bidding based on a limited hazardous material survey conducted on site and attached at the end of this section. Prior to commencement of the work, the Contractor must engage a suitably licensed consulting firm to conduct a complete hazardous materials survey within the limits of disturbance. Engage a remediation company to perform the work in accordance with the specification sections and provisions set by the consulting firm (that completed the hazmat survey), which will be engaged to monitor the project conditions and conduct a final survey to certify the project site free of hazardous materials prior to starting the remainder of the Work. Requirements shall be coordinated at the preconstruction meeting. The Contract Bid and Work will include the survey, report, plan, remediation of suspected Asbestos Containing Materials (ACM), and any other hazardous material described in the report. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
