De Maisonneuve Est in the Ville-Marie borough in Montreal. Built in 1974, Habitations De Maisonneuve consist of three (3) buildings. The three (3) buildings are affected by the work. They are all constructed of brick masonry facing with load-bearing concrete block walls and their structure is also concrete. The addresses and characteristics are as follows: BUILDING A - located at 1600, rue DIberville Small 2-storey building with 4 accommodations dedicated to families. The apartments are currently vacant and will remain so throughout the construction period. BUILDING B - located at 1601 to 1615, rue Poupart Medium 3-storey building comprising 11 accommodations dedicated to single people and families . The accommodations will be occupied during the works and the execution of the works must take place in cohabitation. BUILDING C - located at 2485, boul. From Maisonneuve East 10-storey tower comprising 68 units dedicated to single people and families, including 26 occupied units and 42 vacant units. The project consists of carrying out all work in accordance with the contract documents. Without limitation, the scope of work is as follows: BUILDING A - 1600, rue DIberville (vacant building): (It should be noted that most of the demolition work has been carried out). Refurbish the entire interior of the dwellings (kitchen, bathroom, floor); Replacement of all doors and windows; Added ventilation; Replacement of balconies and railings; Replacement of exterior brick facing and exterior wall insulation; Addition of insulation and air/vapor barrier on exterior walls; Complete decontamination of the interior of the 4 dwellings. BUILDING B - 1601 to 1615 rue Poupart (occupied building): Replacement of all doors and windows; Replacement of balconies and railings; Replacement of exterior brick facing; Addition of insulation and air/vapour barrier on exterior walls. Consult the contaminant management specifications for the measures to be implemented . BUILDING C - 2485, boul. From Maisonneuve East 26 apartments have already been renovated and will be occupied during the works. For the latter, the work is mainly aimed at replacing doors and windows. 42 vacant dwellings in order to carry out all the work provided for in the contractual documents. These units will remain vacant throughout the construction period. Replacement of doors and windows throughout the tower; Minimize thermal bridges in all the dwellings by re-insulating the interior of the dwellings and adding insulation on the edge of the ceilings; Replacement of the heating on the exterior walls of the dwellings; Replacement of electrical wiring on exterior walls; Repair of openings and holes in poured concrete exterior walls; Sealing of poured concrete exterior walls; Addition of insulation and air/vapour barrier on exterior poured concrete walls; Fungal decontamination of certain dwellings; Replacement and upgrading of the ramp for people with reduced mobility. Works duration According to the current schedule, work is expected to begin around October 2022 , but this date could be changed by the OMHM. In such a case, the modification cannot be used to justify a request for an extra from the successful bidder. The work must be carried out within a maximum period of 70 consecutive weeks from the date confirmed for the start of the work in the letter of engagement.
