Site work, renovation and addition to a mixed-use development in Calgary, Alberta. Completed plans call for the addition of a 35,144-square-foot, two-story above grade fitness / recreation center; 24,756-square-foot swimming pool; for the renovation of a 80,729-square-foot swimming pool; and for site work for a fitness / recreation center.
M3 Development Management Ltd ("M3") acting as Project Manager, on behalf of Lindsay Park Sports Society ("LPSS" or "Client"), invites Proponent's to submit a proposal to highlight their qualifications for the new Lindsay Park Sports Society Expansion and Enhancement Project. Expanded Competition Aquatic Facilities; -Renovation of approx. 7,500 sq m; -New 10 lane, 2m deep, 50m FINA compliant pool; -New 25m x 25m dive tank and dive tower; -New pool mechanical systems; -Redeveloped centre spine to accommodate administration relocation, top-loaded spectator seating, and competition pool support spaces below. South Addition Expanded Sport Space & Enhanced Main Entry; -New approx. 3,265 sq m south addition; -New change rooms; -New administration space; -Main entrance to be reoriented east for a more inviting experience; -Main entrance to provide a new central gathering & social space; -Improved control point and circulation; New Leisure Aquatic Facilities; -New approx. 1,850 - 2,300 sq m west addition with recreational pools and amenities. Additional Parking; -Existing surface parking lot expansion to accommodate an additional 130 stalls; -Increased Connection to the Park; -New glazing into the natatoriums; -New spray pad on the building's west side. In parallel with this project, the LPSS is in the planning stages of a renovation and expansion of the MNPCSC focusing on the modernization of training and competition amenities to re-establish the Centre as a centre of excellence for aquatics training and competition in Canada and ensuring compliance with current FINA standards. That project is known as the Legacy Project and is referenced in this charter as a parallel activity with potential synergies between the two projects. Leisure Expansion Aquatic Program (LEAP); -(+/-) 25,000 sq ft leisure water (amenities to be determined); -130 stall parking lot. Surface Parking lot redesigned to accommodate additional parking spaces. -New entrance, locker rooms, offices, circulation space, meeting rooms and food services. Legacy Enhancement and Expansion Program (LEEP) -(+/-) 95,000 sq ft Competition pool expansion, dive tower construction, dive tank expansion, bleacher seating, team change rooms; The total development budget, inclusive of both the LEAP and LEEP phases is $75M which includes all soft costs and contingencies. The target value of Phase 1 LEAP is $45M. The target value of Phase 2 LEEP is $30M. The targeted hard cost / construction budget for the project will be developed collaboratively by LPSS, M3, the Construction Manager, Engineer of Record and the Prime Consultant. The Proponents, as a part of the 2nd Stage RFP Submission, shall independently evaluate appropriate construction cost estimate targets provided by LPSS. TIMELINE: Sub trade tenders are being issued sequentially by the construction managers. Construction has commenced.
