Work Write-Up and Specifications Walls and Ceilings Preparation (a) Prepare all walls and ceilings to accept paint. Apartments have been recently occupied, and may have small holes and cracks, and have a smoke film, grease and grime on the surfaces to be painted. All areas that have grease film, or smoke film shall be washed with a mild detergent before painting. (b) All holes that are smaller than 2"x 2" area shall be neatly patched with vinyl joint compound or spackling. Any cracks in seams or corners shall be fixed with tape and three coats vinyl joint compound. All patch work shall be sanded and feathered into the wall board. (c) All areas where there is gaps between any trim and the wall surface shall be caulked with painters caulk manufactured by DAP or approved equal. (d) All wall and ceiling plates, lights and surfaces not to be painted shall be removed or masked off with painters tape to prevent splatter. Drop cloths must be used to protect all floors and steps from splatter. (e) Any stains that may bleed through the new coat of paint shall receive one coat Kilz stain proof primer. Wall/Ceiling/Trim/Interior Side of Entrance Doors (a) All walls, ceiling, interior doors, wood trim and interior side of all entrance doors to receive latex interior color to be Almond, or approved equal. Storage Units (a) Same as Item 2.a for specifications. Every storage unit may not be painted each time, this will be done on an as needed bases. Exterior Side of Entrance Doors (a) Exterior of all doors to receive acrylic latex semi-gloss weather shield, or approved equal, color matched to the existing color of doors. Storm Doors Both sides to receive acrylic latex semi-gloss weather shield white in color, or approved equal. Clarification Deadline:7/8/2022 4:00 PM
