During the period provided for in the preparation of proposals, or at any time thereafter, the University may issue addenda or amendments to this RFP. These addenda will be numbered consecutively and will be posted to the website. All responses to this RFP should be prepared with full consideration of the acknowledged addenda and must include Schedule A. The scope of services includes, but is not limited to, site and landscape design, building and systems design, construction documentation, bidding support, and construction administration. The selected firm will work under the direction of the Facilities Management Capital Planning and Design Department and will work closely with Campus Engineering, Environmental Health and Safety, and other appropriate campus entities and committees. Oakland University is acquiring an existing higher education building located in Auburn Hills, Michigan for use as a classroom building. The university seeks to address deferred maintenance, reconfigure rooms as needed, bring the kitchen facility online and update the finishes in the facility. At approximately 141,000 square feet over two stories, the building includes an older portion constructed and renovated in phases beginning in the 1980s, and a newer portion construction in the mid 2000s. Existing building documentation has been provided as an attachment to this RFP. The documents are to be used for reference only and any information contained in them must be verified by the architect. The overall project budget is $10,000,000 which includes all project related costs including, but not limited to, soft costs, permit costs, FF&E, moving, technology, security and low voltage. The construction cost is estimated to be $6,000,000. The total project cost and construction cost might be increased as the scope is defined based on the proposed academic programs by Oakland University. Oakland University intends to select an architectural design and engineering services firm for renovating the existing property. The firm shall collaborate with the construction management (CM) firm, yet to be determined, throughout the project. Construction is expected to commence in fall 2022 and building occupancy will be for fall semester 2023. A portion of the building will be occupied in the fall and winter semesters of the 2022-2023 academic year therefore this project will require phased construction. The method of contractor selection has not been determined at this time.
