The owner has selected a Construction Manager. The University seeks to retain a Construction Manager to join our team during construction document development phase to provide constructability review, scheduling scenarios, logistics coordination and coordination with other adjacent construction projects, value management, early bid package assistance, and full construction services for the University in accordance with the provisions of the University of Virginia Higher Education Capital Outlay Manual and RFP, and any other related services as directed by the University. The University has determined that Competitive Sealed Bidding is not practicable or fiscally advantageous; therefore, the contract will be awarded as a Construction Management at Risk with Design Phase Services as the project delivery method. Requests for Proposals (RFPs) will be issued on or about February 15, 2023 to short-listed firms only. RFP responses must be received no later than close of business (nominally 4:00 PM) on March 8, 2023. A non-mandatory pre-proposal conference, for the short-listed firms only, will be held virtually on a date and time to be determined. Questions may be directed to George Cullen at gec2n@virginia.edu. The University seeks to retain a Construction Manager to join our team during construction document development phase to provide constructability review, scheduling scenarios, logistics coordination and coordination with other adjacent construction projects, value management, early bid package assistance, and full construction services for the University in accordance with the provisions of the University of Virginia Higher Education Capital Outlay Manual and RFP, and any other related services as directed by the University. The proposed size and programming include approximately 15,000 GSF Total New Construction and will feature Heat Recovery Chillers utilizing geothermal wells that will be installed through this project. The initial cooling capacity is expected to be approximately 1,600 tons and the initial heating capacity is anticipated to be approximately 17,500 MBH. Emergency Generation to support the plant equipment will be included in this scope. Additionally, the FCEP&U project will install the site distribution piping necessary to feed the new Biotechnology Building. The University has determined that Competitive Sealed Bidding is not practicable or fiscally advantageous; therefore, the contract will be awarded as a Construction Management at Risk with Design Phase Services as the project delivery method. The immediate purpose of the new Fontaine Central Energy Plant and Utilities (FCEP&U) will be to provide thermal utilities for a new 350K GSF Institute for Biotechnology that is being designed/ constructed in parallel with the FCEP&U. Ultimately the FCEP&U will provide thermal utilities to additional new and existing buildings located at Fontaine totaling over 1M GSF. Construction is anticipated to begin in Q2 2024 and be completed Q2 2026. RFP # 22-07
