Renovation of a multi-residential development in Danville, Indiana. Completed plans call for the renovation of a multi-residential development.

Project located at 405 W. Lincoln St. Danville, IN 46122. The Architect and Owner will be available for more specific questions about the project, as needed. Any corrections to the Bid Documents or additional information will be issued to all Plan Holders via Addenda. Please forward all questions concerning this project in writing via email, directed to Owner representative, Patrick Cockrum at pgcockrum@sycamoreservices.com DESCRIPTION OF THE PROJECT: The Contract scope of work can be briefly summarized as follows: This 5-unit building was last rehabbed in 2001, and many building systems are past their useful life. Exterior improvements are needed to the existing landscaping, repairs are needed to the roof (though total replacement is not anticipated), existing entry doors and windows need replaced, as well as removal of broken and damaged porch rails and spindles. In the units, rehab will include repair to damaged floor sheathing and related wood framing, paint on walls and ceilings, new kitchen and bathroom counter tops, sinks and faucets, as well as new toilets and tub-showers and window coverings. Mechanical improvements will consist of replacement of water heaters in 3 units in addition to replacement of plumbing fixtures and air handlers/condensers. If possible, the owner would also like to upgrade the building to LED lighting. Consistent with Presidential Executive Orders 11625, 12138, and 12432, and Section 3 of the HUD Act of 1968, all feasible efforts shall be made to ensure that small and minority-owned businesses (MBE), women's business enterprises (WBE), and other individuals or firms located in or owned in substantial part by persons residing in the area of the public housing authority project are used when possible. In addition, the Indiana Housing & Community Development Authority has a goal of ten percent (10%) participation by MBE/WBE firms in HOME funded projects. Therefore, efforts must be made (and documented) to attract proposals from minorityowned businesses and women's business enterprises. The Owner reserves the right to waive any informalities to any bid, to reject any or all bids, or to accept the bid which is most favorable to the Owner
