Site work and renovation of a mixed-use development in Waterloo, Ontario. Completed plans call for the renovation of a playground / park / athletic field; and for site work for a water / sewer project.

The City of Waterloo is seeking qualified contractors to provide construction services, as required, for the roofing, drainage, HVAC, and fire protection work at Grey Silo Park House, located at 2001 University Avenue East, Waterloo, ON. Grey Silo Park House is approximately 1,208 m2 (13,000 ft2) of total gross area, constructed in 2001. The property includes an eighteen (18) hole golf course with four (4) other building structures constructed between 2002 and 2011, including Halfway House, Cart Storage, Maintenance Building, and Event Storage. The work scope is limited to the Park House. Consultant drawings are included in the RFT Documents. Through a link in the Appendices, photos of the Heating, Ventilating, and Air-Conditioning (HVAC) rooftop equipment will be provided, along with a selection of photos of many building and roofing areas. Multiple trades will be required for the construction services. In preparation of the flat roofing work, the Contractor will remove the HVAC equipment from the roof, including the natural gas piping. Most HVAC rooftop units will be demolished, but the existing HVAC-4 rooftop unit will be returned to the City. (Refer to Special Provisions (SP4) for additional instructions on HVAC-4.) The new roof assembly will include vapour permeable air barrier, insulation sloped to roof drains, and 2-ply modified bitumen roof membrane. Exterior work near the flat roofs will also involve new siding, roof anchors, safety railings, and eavestroughs, to name a few aspects of the scope. Seven (7) HVAC rooftop units and one (1) make-up air unit at ground level using electric heat are to be provided. Rooftop HVAC equipment are air source heat pumps (ASHP) with dual fuel, using both natural gas and electricity. New exhaust fans will be required. Energy improvements for the facility include the addition of a heat recovery ventilation (HRV) unit and energy recovery ventilation (ERV) unit. Mechanical modifications to accommodate this HVAC equipment will be necessary, including moving fire suppression piping to have room for the HRV.
