Provide roof inspections on an annual basis and reports to the Facilities Maintenance Division of the Public Works Department. Perform a thorough visual inspection on all walkable roofs and document all deficiencies found at each building. Provide an inspection report per roof section with photo documentation of deficiencies noted and corrective actions needed with corresponding detailed work/repair cost estimates, this includes provision of expected remaining life of roof Provide roof preventative maintenance for all of the City's roofing systems, including but not limited to:
o Repair all holes or defects in field membrane in accordance with the roof's manufacturer's warranty
requirements.
o Repair all loose or failing patches found on existing exhaust fans and pitch pockets.
o Reinstall all loose lightning protection pads to existing roof system
o Coat or seal any roofing system that may require a re-coating on an as-needed basis
o Repair all defects to existing flashing caused by other trades per manufacturer's warranty requirements.
o Install new foam, fabric, and coating to all J vents, pitch pockets and other penetrations.
o Remove all trash and debris from roofs
o Provide all required proactive maintenance as required by each roof's warranty The following is a list of the buildings and building locations for this proposal:
