Renovation of a multi-residential development in Oneida, Wisconsin. Completed plans call for the renovation of a multi-residential development.

No mailed bids will be accepted. In person delivery of bids will be accepted by a Tribal appointed person waiting outside of the Little Bear Development Center between 1:00 PM to 2:00 PM on the bid due date. All plan holders will be emailed a meeting link one day prior to bid opening. Non-plan holders can request a meeting link by emailing Kevin House at khouse6@onei danation.org. A firm fixed-price contract award will be made in writing to the lowest responsive and responsible bidder within 60 days. Work shall be completed within the Contract Time set forth on the Bid Form. The project is located on 2850-2867 Metoxen Lane, in Oneida, WI. It consists of three (3) freestanding 4-unit apartment buildings (#'s 5, 6 and 7) of approximately 5,160 square feet and with an alternate building (#8). The work consists of slab on grade wood frame construction with a combination of truss and "framed" roof construction. The work also includes HVAC, Fire Protection and Electrical Work. (Plumbing, Sewer, and Water Utilities are not in the contract and are provided by the Owner.) The exterior features a combination of fiber substrate siding and thin stone, vinyl windows, fiberglass doors, and metal shingles. The interior work includes panel doors, cabinets and countertops, vinyl floorings, sheet rock, thin coat plaster, wood trims and paint. Ceilings are vaulted to roof top clerestory windows. The two interior units of each building also feature a loft bedroom and large storage room. There is also site work and landscaping and hauling stockpiled black dirt from the site to an alternate location with-in six (6) miles. Plans and Specifications are available starting August 15, 2022. Access to online Procurement and Contracting Documents is through Bloom Companies LLC. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance and bonds required for the Work. Proof of insurance is required. Contractor shall submit an AIA A305 Contractor's Qualification Statement if specifically requested by the Owner. The awarded contractors will be required to obtain an Oneida Vendors License if the firm does not currently hold a license. (Oneida Vendor's License not required for bidding.) Submit one (1) copy of the proposal on the Bid Form - Stipulated Sum for Single-Prime Contractor provided in the Project Manual prepared by Bloom Companies LLC. Include with the proposal a bid guarantee of the contract price. Submitters shall also include the cost of Performance and Payment Bonds on the bid form. No bid may be withdrawn for a period of sixty (60) days after bid opening. Owner reserves the right to reject any or all bids on any basis and without disclosure of any reason. The failure to make a disclosure shall not result in accrual of any right, claim or cause of action against the Oneida Nation. The Owner also reserves the right to waive any formalities or informalities in bidding and to select the bid that, in its opinion, will best serve the interest of the Oneida Nation. To the greatest extent feasible, the Oneida Nation shall give preference in the award of contracts to certified Indian Organizations and certified Indian Owned companies. Any contract awarded under this advertisement shall conform to the Oneida Nation's Indian Preference in Contracting law. Minority Business Enterprises (MBE) and Women's Business Enterprises (WBE) are encouraged to bid. The contract shall be subject to Davis Bacon Federal Prevailing Wages.
