New construction of a mixed-use development in Anderson, South Carolina. Conceptual plans call for the construction of a multi-residential development; and retail development.

The City of Anderson invites highly qualified developers with experience in residential, mixed-use, and retail related development to respond to this Request for Proposals (RFP) for the development of a residential and/or retail district south of Anderson's successful downtown. The area of opportunity for the purpose of this RFP is generally bounded by Franklin Street on the north, Johnson Street on the south, Murray Street on the east, and Tower Street on the west. All responses should be designed to provide parking, green space, and enhance the retail and residential experience, support the creation of a vibrant urban neighborhood, and complement and support the downtown district. The City of Anderson property located along Murray Avenue is approximately 4.5 acres and is currently zoned RM-10 Multi-Family Residential under the zoning code of the City of Anderson. The site has direct access to Murray Avenue (U.S. Highway 81) and Franklin, Tower, and Johnson Streets. The Bureau of Land and Waste Management of the Department of Health and Environmental Control completed Phase I and Phase II Environmental Site Assessments.
