In order to promote experiential commercial activity within the Central Business District (CBD), the City of Anderson is requesting proposals for development of the Anderson Parking Garage Amenity Deck. The property is located at South McDuffie and East Market Street and serves as multilevel parking garage with space for lease on the top level. The City of Anderson has built a 7 level, 305-space parking garage on McDuffie Street featuring space for lease on the top level. The rooftop amenity has been identified as an opportune site to include open space, seating, a focal public area, and restaurant and/or bar venue space in a modernized rooftop setting. The property includes 1,434 square feet for lease, with an additional 4,714 square feet (including 1,277 square feet under a covered roof) of outdoor space available for use as part of an encroachment agreement with the City. The City has prepared interior finish plans for the leasable space (depicted in the renderings included in this package). Unless otherwise specified in the proposal, it will be assumed that the interior finishes will not deviate from the prepared plans.
