Renovation of a residential development in Hinckley, Minnesota. Completed plans call for the renovation of a residential development.
General Notes: It is the Contractors responsibility to identify any and all discrepancies in the scope of work, not meeting Industry Standards or that which is inconsistent with the International Residential Code (IRC), and Mille Lacs Band of Ojibwe 2016 MLB Project Specification Book. All electrical wiring, apparatus and equipment for electric light, heat and power, technology circuits or systems shall comply with the rules of the Department of Commerce or the Department of Labor and Industry, as applicable, and be installed in conformity with accepted standards of construction for safety to life and property. Contractor must reconnect all utilities, service panel or service feed. Also includes gas, propane. Include such equipment or materials identified in the pre-bid conference. Contractor will secure all permits and fees. Contractor is responsible for a thorough investigation of the scope of work. Contractor will repair any damage to the property or structure created by the scope of work. NO WORK SHALL BE PERFORMED UNTIL ALL REQUIRED PERMITS HAVE BEEN ISSUED AND COPIES IN THE POSSESSION OF THE PROJECT COORDINATOR AND /OR MILLE LACS BAND BUILDING OFFICIAL. Work Scope Description: This project will include removal of an existing wood stove and boiler system, unit heaters, corrective piping work and installation of a new Lp boiler. The current system is feeding baseboard heat in the main home, an in-floor radiant zone, and unit heater in the attached garage. Repairs Include: Demo and dispose of existing gas boiler and wood stove, and smoke ventilation system. Provide and install new Slant Fin Sentry 590 EDPL LP gas boiler 90,000 btu. Include class B venting through roof (re-use existing wood stove penetration), include flashing boot, storm collar, and cap as required. Re-build copper supply and return for Living room (100' 3/4 " fittings and labor). Re-build copper supply and return for in floor heat (100' 3/4 " fittings and labor). Install air purger, vent, tank and fittings. Install new main header piping at boiler with pipe and fittings. Include taps for installation of secondary pellet boiler. Install 3/4 " 3 way mixing valve, fittings and labor to reduce supply temperature to the in-floor radiant zone. Include low voltage wiring for 3 thermostats. Include garage area thermostat: Honeywell 1000 Include the following system components: 1 Taco TASR504EXP switching relay and wiring, 3 Grundfos 1558 FC Pumps and valved flanges, pump wiring and install, boiler setup and labor, 25' radiation 2000 D w/end caps, 160' 3/4 " copper fittings and labor to install baseboard radiators in the existing garage space in lieu of the unit heater. Include labor and materials to purge system, pressure test and fill with 8 gallons of Rohguard. Contractor to include all necessary piping support, including backing for manifold and control systems components installation. Contractor responsible for installation of any electrical connections that may be needed. Provide homeowner with necessary operation and maintenance paperwork and on-site operation training. Include $50 MLBO Building Permit. Bid Alternate #1: Provide and install outdoor pellet furnace: Maxim M-255-20PE, Install insulated underground supply and return lines to main manifold taps. Include all parts, piping, and controls for this system to be installed as the primary heat source, and the Slant Fin boiler would then be a backup unit. Provide any valves or controls necessary for the two systems. Please note: if acceptance of bid alternate increases contract value over $25,000.00, contractor will need to also include 1/2 percent TERO fee to the cost (0.5%) Specified Product Substitutions: All proposed product substitutions must be approved by the Project Coordinator 5 days prior to bid. Any approved substitutions, will be made available to all bidders. **The Band reserves the right to reject any bid that it is unable to collect at the Onamia post office by the bid deadline date and time, provided that the Band has made diligent and reasonable efforts to collect the bid. The Band reserves this right even in the event that the bid has been postmarked before the deadline. Mobilization: The Contractor shall be capable of mobilizing his equipment and crews within seven days of the receipt of Notice to Proceed. Contractor shall provide means and methods for all building phases of construction. Firms must be licensed with the Mille Lacs Band of Ojibwe. A copy of this license (or the license application) must accompany each bid. Licensing process can take several weeks. If you are not currently licensed with the MLBO, please submit a copy of your license application along with your proposal.
