Renovation of a playground / park / athletic field in Twentynine Palms, California. Completed plans call for the renovation of a playground / park / athletic field.
1.1 Scope of Work The contractor shall plan, schedule, and execute specified maintenance work tasks on the specified buildings within Joshua Tree National Park. There will be a mix of fixtures/supplies/materials supplied by the NPS. The materials supplied by the contractor will need to be approved by the COR before procurement/installation. The items supplied by the NPS are described in section 3. Contractor will be responsible to field verify measurements for all windows, doors, partitions, counters, flooring, roofs, trim, and paintable surfaces to be addressed. 1.2 Background: This project will address deferred maintenance issues at seven (7) building locations throughout the park, including: Cottonwood Visitors Center, Cottonwood Visitors Center Comfort Station, Cottonwood Campground bathrooms in Loop A, Loop B, and Group Loop, Cottonwood Campground Amphitheater, and the parks North Entrance Station and bathroom. There are no known records of the last time several of these structures received rehabilitation/maintenance updates. 1.3 Objective: The roof on the Cottonwood Visitors Center is original and is at the end of its serviceable life. Windows on structures have broken panes, non-functioning opening/closing hardware, doors and jams have received damage from misuse, wind events, and worn/non-functioning hardware such as closers, latches, and knobs. HVAC systems are to be replaced with modern, efficient products to provide better heating/cooling services and lower reoccurring maintenance needs. Interior and exterior surfaces are to receive new paint to protect and preserve building materials and prevent damages to environmental exposure. Bathroom fixtures, including toilets, urinals, sinks, faucets, and flush valves are to be replaced with water conserving low flow fixtures. Bathroom privacy partitions are to be replaced to provide a better visitor use experience. 1.4 Period of Performance: Period of performance will be 120 calendar days from the Notice to Proceed, completing the task items on each building as to minimize the impact and duration the facilities will need to be out of service. Most important to minimize downtime in order of priority are: a. North Entrance Station (may not have North Entrance and Cottonwood Visitor Center offline simultaneously) b. Cottonwood Visitors Center (may not have North Entrance and Cottonwood Visitor Center offline simultaneously) c. Cottonwood Visitors Center Comfort Station d. Cottonwood Campground A Loop Comfort Station (may not have more than 1 campground bathroom offline at a time (A, B, Group Loop) e. Cottonwood Campground B Loop Comfort Station (may not have more than 1 campground bathroom offline at a time (A, B, Group Loop) f. Cottonwood Campground Group Loop Comfort Station (may not have more than 1 campground bathroom offline at a time (A, B, Group Loop) g. Cottonwood Campground Amphitheater – Least sensitive to closure, can be closed for repairs at the same time as any and all other structures. Davis Bacon Act: YES
