Renovation of a mixed-use development in Durango, Colorado. Completed plans call for the renovation of a educational facility; and swimming pool.

The scope of work includes converting the pool into a new weight room for the athletics department. An architect & construction manager have been selected for this project. The CM will be sending the project out for bid in packages starting January 2024. Value = total project construction cost estimate. The renovations will take place using two construction phases described as follows: Phase 1 Construction - Aquatic Center Reconstruction Approximately 17,000 GSF of existing Aquatic Center space will be reconstructed to accommodate FLC Athletic Department program goals. The project will require the decommissioning of the existing swimming pool and the removal of the existing pool equipment, appurtenances and piping. The project will also include: - Construction of a new weight room in the infilled pool area. The college would like to create as much new weight room space as possible while also meeting other Athletic department programmatic needs within the renovated building. A planning effort investigating the conversion of the swimming pool area to a weight room was completed in February of 2020 by Perkins and Will and is attached as part of this RFQ. The size of the weight room may need to be reduced from that envisioned by the 2020 planning study to allow for additional program uses within the existing Aquatic Center facility. - Construction of a new athletic training area in the location of the existing Aquatic Center locker rooms. It is anticipated that this will require significant selective and engineered demolition since the existing walls currently support the stepped balcony seating above. The anticipated size of the new athletic training area is estimated to be within the range of 2000 - 3000 square feet. - Construction of a new public/private physical therapy clinic with adjacency to the new athletic training area. The anticipated size of the new physical therapy clinic is estimated to be within the range of 2000 - 3000 square feet. - Associated modifications and additions to existing structural, mechanical, electrical, plumbing, fire alarm, and fire suppression systems will be required. - The removal and replacement of the existing Aquatic Center roof The method of Contractor Selection has not been Determined at this time.
