Site work and new construction of a residential development in Shawnee, Oklahoma. Conceptual plans call for the construction of a residential development; and for site work for a residential development.

The purpose of the project is to develop six to twelve sets of completed single-family residential building plans, stamped by an architect licensed to practice in the State of Oklahoma. These plan sets will be the basis of a residential infill program designed to 1) increase residential infill opportunities, 2) help make such infill projects more compatible with the surrounding neighborhoods, and 3) work to develop additional housing opportunities. Shawnee, Oklahoma, in Pottawatomie County, is directly east of Oklahoma City on Interstate 40. The Shawnee Twin Lakes area is easily accessible via Interstate 40 at Exit 178 / Highway 270 South (Grand Casino). The rest of the community can be accessed via Interstate 40 with exits for US Highway 177, Kickapoo Street, and Oklahoma Highway 18/Harrison Street. The 2021 population estimate was 31,576, according to the US Census. Shawnee is home to Oklahoma Baptist University and also houses the main campus of Gordon Cooper Technology Center. The project is being developed to serve as a means of providing residential infill opportunities that are compatible with the surrounding neighborhood areas to the greatest extent possible. Over the past 20-plus years, several residential structures have reached a state of disrepair and are no longer habitable or need significant repair. In addition, the community has experienced an increase in the number vacant lots in older residential areas. To help address this issue, the City of Shawnee desires to create a housing palette that contains up to 12 completed singlefamily residential building plans that a property owner can use to establish a new dwelling unit in an older, established part of the community. The housing plans created as part of this project will be reviewed by the Citys building inspectors to ensure that, once completed, the building plans are able to be permitted for construction in an accelerated time frame and will allow a property owner to proceed to construction faster than a typical building permit submittal. The City will work with community stakeholders to identify the areas within the City where this group of building plans can be utilized. Specific items to be included within the scope of services are eight to twelve building plans that vary with regard to number of bedrooms, number of bathrooms, and overall size. The City of Shawnee is looking for building plans that range from 1 bedroom/1 bath combination up to a 3 bedroom/2 bathroom combination. Building sizes should range from 900 to 1400 square feet to accommodate setbacks, and each set of building plans should account for parking (via a parking pad, detached garage, or attached garage). The deliverables will be a minimum of eight and a maximum of twelve building plans fully completed and stamped by an architect licensed to practice in Oklahoma. In addition, the consultant will be required to provide one hard copy and one electronic version of a final draft for review purposes. Once approved, the consultant will be required to provide one hard copy and one electronic copy of said plans. The City of Shawnee shall retain ownership of all data generated.
