The Work of Project is defined by the Contract Documents and consists of the following: Base Bid is to remove existing metal roof and insulation, and associated flashings. Existing trapezoidal roof to remain in place as a substrate/deck for new roofing. Replace/repair damaged trapezoidal roof panels as needed. Relocate and modify existing MEP penetrations as specified. Install supplementary framing and repairs to existing joists as specified, protect all existing interior materials during work. Install new sub-purlins, flute fillers, insulation boards, underlayment, and metal roof system as specified, with all associated flashings, gutters and downspouts. Remove existing lighting protection system, install new air terminal conduits with water tight caps, flash to new roof system, reinstall lightning protection and re-certify. Replace all exterior sealants at concrete tilt wall control joints, tilt wall to metal wall panel transitions, and around window and door perimeters. Install new restoration overlay at all sloped skylight/glazing mullions, jambs, heads, and sill conditions at roof level as indicated in the Drawings. Install new high-performance drainable louvers at locations indicated in the Drawings. Repairs to interior drywall from water damage and repaint walls. Replace water damaged foil faced batt insulation on underside of metal roof. Provide new exterior ladder with security gate and rest platform at location indicated in the Drawings, and new guardrails at parapet walls less than 42" in height at locations indicated in the Drawings. An alternate bid is requested to install new elastomeric coating system at connector roofs as specified. Notice to Proceed 1/10/2023 (APPROX.) Substantial Completion 10/17/2023 (APPROX.)
