Remodeling and renovation of a medical facility in Manassas, Virginia. Completed plans call for the remodel of a 1,500-square-foot, one-story above grade medical facility.

Project consist of an interior remodel to expand an existing second floor practice into adjacent tenant space and renovations to their existing space. The renovated clinic suite will include three (3) waiting lobbies, thirteen (13) exam rooms and associated staff support areas. New finishes include flooring, paint, ceilings, and millwork. Work includes all applicable mechanical, plumbing, and electrical work due to changes. Project Location: Prince William Medical Center, 8640 Sudley Road, Manassas, VA 20110. As of January 10, 2023, a general contractor has been awarded. While a firm construction timeline is unknown at this time, construction is expected to begin in the first quarter of 2023. PLEASE NOTE: Please note the exam room alternate in section 012300 of the project manual. This is for the exam rooms OUTSIDE OF the project scope. Description of Project Includes but is not limited to 8,480 square feet interior finish and service revisions to expand an existing second floor practice into adjacent tenant space and renovations to their existing space. The renovated clinic suite will include three (3) waiting lobbies, thirteen (13) exam rooms and associated staff support areas. New finishes include flooring, paint, ceilings, and millwork. Work includes all applicable mechanical, plumbing, and electrical work due to changes. 2. The area to be renovated is existing B, Business use occupancy. Existing Construction Type is IIB. Work must comply with 2018 VUSBC with amendments to and adoptions of the IBC, 2009 ICC/ANSI A117 Accessibility Standards, 2018 Statewide Fire Prevention Code. Building is fully sprinklered, noncombustible. 3. Contractor is responsible for all demolition work. 4. LEED certification or other sustainability design will not be required for this project. 5. Seismic Design Category: Category A. 6. Existing fire alarm system will require expansion to accommodate the layout of the new suite. 7. Contractor shall comply with all Owner's ICRA/ILSM requirements and procedures. Contractor shall file all necessary forms, compliance documents, plans, etc. as required by Owner prior to project mobilization for demolition or new work. Work shall not commence until Owner's acceptance of required documentation. 8. Additional Work will take place in surrounding areas to provide infrastructure tie-ins. All Work not directly within temporary partitions or different Floor Levels shall be done off-hours. Any additional costs resulting from off-hours work shall be included in the Contractor's base bid. Contractor shall provide any and all temporary infrastructure requirements such as cooling, heating, and power as required for all tie-in work to avoid facility interruption and loss of infrastructure. Where scope of work requires installation of new automatic sprinkler system components and/or modifications of the existing fire suppression sprinkler system, such work shall comply with the following: a. Contractor shall provide automatic sprinkler system design, layout and hydraulic calculations, prepared and provided by licensed sprinkler system installer responsible for the system installation. b. System design shall be designed and installed in compliance as an NFPA 13 fire suppression sprinkler system. c. Drawings and hydraulic calculation shall be prepared and submitted to agency and/or locality having jurisdiction over the work and be submitted as a portion of the permit and submittal review processes. *This project has been awarded and all trades have been let.
