Demolition, site work, paving, remodeling and addition to a mixed-use development in Lakewood, Washington. Completed plans call for the remodel of a 2,399-square-foot fire / police facility; for the addition of a fire / police facility; for the demolition of a fire / police facility; for site work for a fire / police facility; sidewalk / parking lot; for paving for a sidewalk / parking lot; road / highway; road / highway; and water / sewer project.
The project consists of all work to be performed as indicated in the Project Manual, Drawings, and any posted Addenda. The work consists of all labor, materials, and other incidentals for the addition and remodel of fire station 24, a 5,788 sf wood framed structure currently located on the parcel at 8310 87th Ave. SW, Lakewood, WA 98498. There will also be extended site paving to allow access to the back portion. The station 24 remodel will include a 2,399 sf remodel of the crew living and working areas consisting of the kitchen, dining, dayroom, laundry, (2) shower rooms, private office and general work space. Work also includes minor cosmetic repairs and refinishes to the remaining unaltered spaces as required for the installation of fire sprinkler system, carpet and cabinet replacement in the dorms and repainting throughout. Station 24 additions include 268 sf for (2) new sleeping rooms to the northwest end of the dorm wing and 1,888 sf of support spaces to the north end of the station. Site work will include the grind and repaving of existing parking and drives, expansion of the parking lot, a new paved private access from 87th Ave, stormwater infiltration structures, support equipment for an upgraded fueling station and new security fencing and gates. Substantial Completion shall be achieved within three hundred and eight (308) calendar days after the Owner's Notice to Proceed. Final Completion shall be achieved within forty-five (45) calendar days after Substantial Completion. Estimated Amount: Approximately excluding sales tax $4,200,000 Questions regarding this project shall be submitted in writing to Darin Wate (darin@tca-inc.com) via e-mail with the subject line of "WPFR station 24-Remodel: Bid Question". Questions received via phone or any other method other than e-mail will not be accepted. Bidders shall submit questions no later than Thursday, May 1st, 2025 at 3PM. Receipt of questions. will be acknowledged. However, bidder questions will be answered via addendum. Certified check, bank cashier's check or bid bond congruent with the Bid Bond Security Form (Section 00 43 30) as identified in the "Instructions to Bidders" is required to be submitted with each proposal, in the amount equal to five percent (5%) of the total base bid plus additive alternate bids (if applicable). Make bid security pay-able to the West Pierce Fire and Rescue, furnish bond executed by a licensed bonding agency authorized to do business in the locality of the Project. No bid shall be considered unless accompanied by such bid security. The Contract will be awarded to the responsible bidder submit-ting the lowest proposal complying with these contract documents provided the bid is reasonable and in the best interest of West Pierce Fire and Rescue. The Owner (West Pierce Fire and Rescue) reserves the right. to reject any or all bid proposals and the right to waive any irregularities or informalities in any proposal, subject to the Laws of the State of Washington as pertinent to Public Works and congruent with requirements and policies of Pierce County, and as may be deemed in the best interest of the Owner. In particular, the Owner reserves the right to reject a bid which is not accompanied by the documents specified in the Instructions to Bidders and incomplete or irregular bids which may exclude any item(s) as may be required by the Project Manual.
